At the time of this writing (Aug 15th), there were 23 homes for sale and 16 homes in Waikoloa Villageescrow in Waikoloa Village, while there were 13 condos for sale and 11 in escrow. Of the homes for sale, the highest price one is currently listed at $825,000, and is located at 68-3529 Haena St. The highest priced condo currently on the market is listed at $630,000 and is Unit 23 at the Pointe at Waikoloa.

At the other end of the spectrum, the lowest priced home on the market is located at 68-2020 Lina Poepoe St and is listed $424,000. While the lowest priced condo currently on the market is listed at $248,900 and is Unit A103 in the Fairway Terrace.

Waikoloa VillageWhen it comes to sales in the 2nd Quarter, the number of homes sold in Waikoloa Village was outpaced by the number of condos sold. In this time frame from April 2019 through June 2019 there were 23 homes sold in Waikoloa Village, while 31 condos were sold.

Of the homes sold, the highest priced one is located at 68-1891 Kawika Pl and sold for $770,000, from a list price of $799,500. The highest priced condo sold for $380,000, from a list price of the same amount and is Unit #A205 in Waikoloa Fairways.

Waikoloa Village
The lowest priced home selling during the 2nd Quarter is a home located at 68-1706 Kaiaulu Pl and it sold for the low price of $325,000, from a list price of the same amount, while the condo with the lowest sale price went for $185,000 from a list price $179,000, and is located in, once again, Fairway Terrace, Unit E205.



Analysis:
Although the sales of single-family homes have slowed slightly from the sizzling pace of 2018, we are still in a low inventory market in Waikoloa Village. The overall inventory of single-family homes is still hovering at about a 2 to 3-month supply. Conversely, sales volume of condos has only increased this year, leaving the inventory at only a 1-month supply, just 13 units. These numbers reflect the fact that Waikoloa Village is rooted firmly in a Sellers’ Market.

At the time of this writing (July 7th), there were 4 single-family homes on the market and 10 homes in escrow in the Waikoloa Beach Resort, while 42 condos were for sale and 8 were in escrow. Of the homes for sale in the Waikoloa Beach Resort, the highest priced one is a waterfront home, newly listed at $15,950,000, located at 69-0008 Naukapa Place in the Naukapa community.


The least expensive home on the market is located at 69-9229 Anaole St, in Waikoloa Beach Resort’s newest development, Ainamalu at Waikoloa Beach. It is listed at $2,600,000. In the condo market, the highest price condo currently available is listed at The Shores at Waikoloa$1,390,000 and is Unit #12A in Kolea Condo Villas. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $360,000 and is Unit #137 in The Shores at Waikoloa Beach Resort.






In the 2nd Quarter of 2019, there were 5 single-family homes sold in the Waikoloa Beach Resort, and of the homes sold, the highest priced one sold for
$1,295,000, from a list price of the same amount. It is located at 69-1543 Anaole St, while the lowest priced one is located at 69-9227 Ainamalu St and sold for at $949,000, also from a list Halii kaiprice of the same amount. Both homes are in the new Ainamula at Waikoloa Beach development.

In the condo market of Waikoloa Beach Resort, the Q2 time frame between April and June 2019 saw 33 condos sell. The highest priced of these was Unit 13E in Kolea Condo Villas and it sold for $1,475,000, from a list price of $1,675,000. While the condo with the lowest sales price went for $320,000, from a list price of $380,000. It is Unit 103, located in The Shores at Waikoloa Beach Resort.

Analysis: After a pretty steady rate of condo sales throughout 2018, Q2 of 2019 experienced over a 50% surge in condo sales in the Waikoloa Beach Resort. This led to a small decrease in available condo inventory, but not to the point of causing an inventory shortage. With the sales rate of single-family homes remaining constant, it remains to be seen if this surge in condo sales will continue.  .

At the time of this writing (May 10th), there were 32 single-family homes for sale and 22 homes in escrow in Waikoloa Village, while there were 14 condos for sale and 8 condos in escrow. Of the homes for sale, the highest price one on the market is listed at $789,000, and is located at 68-1854 Lina Poepoe St.

WAIKOLOA Village GolfOf the condos on the market, the highest priced one is listed at $630,000 and is located at The Pointe at Waikoloa #23.  At the other end of the spectrum, the lowest priced home on the market is located at 68-3600 Makuahine St and is listed at $379,000. While the lowest priced condo currently on the market is listed at $144,900 and is Unit AS1 in Waikoloa Village Condos.



In the 1st Quarter, the time from January 2019 through March 2019, there were 24 single-family homes sold in Waikoloa Village, while 30 condos were sold. Of the Waikoloa Villagehomes sold, the highest priced one is located at 68-3694 Kaulele Pl and sold at the sales price of $788,000, from a list price the same amount. The highest priced condo sold for $670,000, from a list price of $729,000, and is Unit #12 at The Point at Waikoloa.

The lowest priced home to sell during the 1st Quarter is located at 68-1695 Kieki Pl and sold for $419,000, from a list price of the same amount, while the condo with the lowest sale price went for $127,000 from a list price of $125,000, and is Unit #FS2in Waikoloa Village Condos.

Analysis: After a slowdown in Q4, sales volume in Waikoloa Village has rebounded back to the robust levels we experienced for most of 2018.  Even though inventory level increased slightly, the increase in sales volume has kept Waikoloa Village in the lower end of a balanced market, bucking the slowdown trend we are seeing in other areas.

Kohala Coast
The Kohala Coast is the majestic area located on the west coast of the Big Island of Hawaii. The Big Island received this name as to differentiate it between the State of Hawaii and the Island of Hawaii. Kohala is split into two areas, North Kohala and South Kohala, with North Kohala covering the more rural, northern end of the island, including the historic towns of Hawi and Kapa’au, and the Kohala Ranch communities farther south.

South Kohala covers the major, world class resorts of Mauna Kea, Mauna Lani and Waikoloa Beach Resorts’, the small town of Waikoloa Village, located 6 miles inland from the resorts and Waimea, the beautiful town in the interior Waimea Valley. The number of single-family homes sold in Kohala in March 2019 decreased Kohala Ranchsubstantially over March 2018, with 24 single-family homes selling in March this year, down from 36 homes in March 2018. This decline in sales volume was felt in all market segments, with South Kohala seeing 19 single-family homes being sold this March down from 26 homes sold in March 2018, while the volume in North Kohala decreased from 10 homes in March 2018 to just 5 homes this year. The number of condos sold year over year in March also experienced a decrease this year, falling to 27 units this year from 35 units last March.  

As with the monthly number decrease, the year-to-date sales volume in Kohala is also Mauna Lani Resort experiencing a decrease in 2019, with 63 single-family homes being sold this year, down from 83 homes sold by this time in 2018.  This decrease was felt in all market segments, with the number of single-family homes in North Kohala decreasing by more than half, from 23 single-family homes sold last year, down to 10 homes this year. The South Kohala sales volume fell slightly, from 60 homes last year to 53 homes sold this year, while the number of condos sold year-to-date also saw a small decrease, falling from 79 units sold last year, to 75 units sold in 2019.

Mauna Lani Resort
As with the decrease in sales volume of single-family homes in March 2019, most of the markets experienced a decrease in the median sales price. The median sale price in North Kohala was the only segment to see an increase, rising an astounding $215,000, from $825,000 in March 2018 to $1,040,000 in March this year.

As I have stated in the past, this type of dramatic change in median sales price is quite common when dealing with a low sales volume environment, like North Kohala. In South Kohala, the median sales price in March 2019 fell from $654,000 in March 2018 to $627,000 this year. The condo market also saw a decrease, with the March 2019 median sales price dropping to $440,000 from $495,000 in March 2018.

The year-to-date median sales price changes in the different areas and sectors mirror Big Island Mapthe changes in the monthly March 2019 numbers. The year-to-date median sales price in the condo market fell 5.05% from $5495,000 in 2018 to $470,000 this year, while the of price single-family homes in South Kohala also experienced a decrease, moving down 9.33%, from $654,000 in 2018 to $593,000 this year. Meanwhile, North Kohala saw a change in the other direction for its year-to-date median sales price, increasing 7.28% from $755,000 in 2018 to $810,000 this year.

Analysis: The March 2019 numbers continue the recent trend of lower sales volumes and falling median sale prices. This trend is expected to continue, at least in the short term, due to the usual seasonal slowdown. It remains to be seen if it will continue beyond the short term.

Queens MarketplaceAt the time of this writing (Apr 5th), there were 3 single-family homes for sale and 16 homes in escrow within the Waikoloa Beach Resort, while there are 54 condos for sale with 14 in escrow. Most of the single-family homes currently in escrow are part of a new construction development called Ainamalu at Waikoloa Beach that has many homes under construction.

Of the homes currently on the market, the highest priced one is listed at $10,250,000, and is located at 69-1077 Kolea Kai Cir in the Kolea community, while the one with the lowest price is located at 69-9222 Ainamalu St. in the new development mentioned above and is listed at $1,075,000.

In the condo market, the highest price condo currently available is Unit #2C in the Kolea Condo Villas, which is in the Kolea subdivision and is listed at $1,999,000. Waikoloa Beach ResortWhile at the other end of the spectrum, the lowest priced condo currently on the market is listed at $349,000 and is Unit #231 in the Shores at Waikoloa Beach Resort.

In the 1st quarter of 2019, there were 5 single-family homes sold in the Waikoloa Beach Resort. The highest priced home sold for $1,213,103, from a list price of the same amount and is located at 69-9246 Ainamalu St, while the lowest priced one sold for $838,840, from a list price of $909,840 and is located at 69-9200 Ainamalu St, also in the new Ainamalu at Waikoloa Beach development.

Colony VillasIn the Q1 time frame between January and March, there were 20 condos sold in Waikoloa Beach Resort, which has been a pretty consistent number throughout 2018. The highest priced of these condos sold was Unit 2F in Kolea Condo Villas at the sale price of $1,648,000, from a list price of the same amount. While the condo with the lowest sales price went for $355,000, from a list price of $385,000. It is Unit 118, located in the Shores at Waikoloa Beach Resort.

Analysis: The sales volume and inventory levels of both condos and single-family homes in Waikoloa Beach Resort has remained pretty constant throughout 2018. A balanced market is considered to be at a six months’ worth of inventory level, and that is where the market has been for all of 2018 and into the first quarter of this year.

Elima LaniAt the time of this writing (Feb 10th), Waikoloa Village had 28 single-family homes for sale, with 20 in escrow and 16 condos for sale, with 13 in escrow. Of the homes for sale, the highest priced one is listed at $849,000, and is located at 68-1981 Kawika St., while the highest priced condo currently on the market is listed at $729,000 and is Unit #12 in The Pointe at Waikoloa. 

At the other end of the spectrum, the lowest priced single-family home on the market is located at 68-3514 Kupunakane Pl and is listed at the low price of $449,000. While the lowest priced condo currently on the market is listed at $219,000 and is Unit G104, located in the Waikoloa Villas.

Waikoloa VillageWhen it comes to sales in the 4th Quarter, the number of single-family homes sold again outpaced the number of condos sold. In this time from October through December 2018 there were 18 homes sold in Waikoloa Village, while 13 condos were sold. Of those homes sold, the highest priced one is located at 68-2142 Laakea Way, and sold for $777,595, from a list price of $760,000.

While the most expensive condo sold for $615,000, from a list price of the same amount and is Unit #13, located in the Pointe at Waikoloa. The lowest priced home to sell during the 4
th Quarter was a home located at 68-3704 Eha Ko St, that sold for $444,614, from a list price of $447,000, and the condo with the lowest sales price went for $155,000, from a list price of the same amount and is in the Fairway Terrace, Unit G105.

Waikoloa VillageAnalysis: After two quarters of brisk sales in Waikoloa Village the sales volume in Q4 dropped by about half of previous two quarters. This may have a lot to do with the robust sales volume throughout 2018 depleting the available inventory of homes and condos down to under a two-month supply. We will wait to see if this is a trend or an aberration. But the low inventory levels do put Waikoloa Village firmly in a Sellers’ Market in both the single-family home and condo markets.

The highest priced of these homes is currently listed at $5,995,000 and is located at 69-1037 Kolea Kai Circle, in the Kolea community, while the lowest price one listed at $949,000 and can be found at 69-9236 Ainamulu St, in the new development, Ainamalu at Waikoloa Beach.

In the condo arena there are currently 52 condos for sale in Waikoloa Beach Resort with 13 condos in escrow. The highest priced condo on the market is listed at $1,999,000 and is Unit #2C in Kolea Condo Villas, which is part of the Kolea community. While at the other end of the spectrum, the lowest priced condo currently available is listed at $355,000 and is Unit #231 in the Shores at Waikoloa Beach Resort.

In the 4th Quarter of 2018, there were 4 single-family homes sold in the Waikoloa KoleaBeach Resort but many of the 18 single-family homes currently in escrow are new construction homes awaiting completion in the new development, Ainamalu at Waikoloa Beach. The highest priced of the homes sold 4 homes sold is located at 69-9219 Ainamalt St. It sold for $1,215,008 from a list price of the same amount. The lowest priced home sold for $977,262 from a list price of the same amount and is located at 69-9242 Ainamalu St. All the single-family homes sold are in the new Ainamalu at Waikoloa Beach community.

Meanwhile, in this time frame between October and December, there were 21 condos sold in Waikoloa Beach Resort, and the highest priced of these is Unit 11G in Hali’i Kai, which sold for $1,200,000, from a list price of $1,299,000. While the condo with the lowest sales price went for $429,000, from a list price of the same amount and is Unit 1906 in Waikoloa Colony Villas

Sales of condos in the Waikoloa Beach Resort stayed at a steady pace throughout 2018. With the amount of inventory available, we continue to be in a balanced market in both the condo and single-family home markets. Kohala Coast
The Kohala Coast is the majestic area located on the west coast of the Big Island of Hawaii. The name Big Island came about as to distinguish it from the State of Hawaii. Kohala is split into two areas, North Kohala and South Kohala, with North Kohala covering the northern, more rural end of the island, which includes the small towns of Hawi and Kapa’au, as well as the Kohala Ranch neighborhoods a little farther south.

South Kohala covers the world class resorts of Mauna Kea, Mauna Lani and Waikoloa Beach Resorts, the small town of Waikoloa Village, located 6 miles inland from the resorts, and Waimea, the beautiful town in the interior Waimea Valley. The overall sales volume of single-family homes in Kohala increased marginally in 2018 over 2017, with 326 homes being sold last year and 341 sold in 2018. However, this overall increase did not happen in both parts of Kohala. In North Kohala the volume decreased by one, falling from 67 homes sold in 2017 to 66 sold in this year, but the number of single-family homes sold in South Kohala increased from 259 homes in 2017 to 275 homes sold this year. The number of condos sold in 2018 also had a healthy increase, rising from 275 units sold in 2017, to 303 units sold this year.

Pauoa BeachWhen it comes to the median sale price, single-family homes all areas of Kohala experienced an increase. North Kohala had the largest increase, rising a dramatic 19.45% from $640,000 in 2017 to $764,000 this year. The single-family homes in South Kohala had a more subdued increase, rising 5.66%, rising from $565,000 last year to $597,000 in 2018. The condo market also did well price wise, increasing an impressive 10.66% from $488,000 in 2017 to $540,000 this year.

Analysis: The sales volume and median sales price numbers on the Kohala Coast all saw an increase in every market segment. The is impressive in that 2017 was itself a pretty good year. Most communities on the Kohala Coast are in a Balanced Market (5-6 months of inventory) by varying degrees and that remained constant throughout the year. This all adds up to 2018 being an exceptional year in the Kohala Coast Real Estate Market.

Waikoloa VillageAt the time of this writing (Oct 10th), there were 20 single-family homes for sale with 3 in escrow, and 13 condos for sale with 8 in escrow, in Waikoloa Village. Of the homes for sale, the highest priced one is located at 68-1891 Kawika Place, and is priced at $899,000, while the highest priced condo on the market is listed at $729,000 and is located at The Pointe at Waikoloa, Unit 12. 


At the other end of the spectrum, the lowest priced home on the market is located at 68-3630 Lahilahi St and is listed at the low price of $399,000. While the lowest priced condo currently on the market is listed at $189,000 and is Unit E205 in Fairway Terrace.

Waikoloa VillageWhen it comes to sales in the 3rd Quarter, the number of single-family homes sold was a quite a bit higher than the number of condos sold. In the time from July 2018 through September 2018 there were 36 single-family homes sold in Waikoloa Village, while 22 condos were sold. Of the homes sold, the highest priced one is located at 68-3907 Kaulele Pl and sold for $699,000, from a list price of $699,900, while the highest priced condo sold for $385,000 from a list price of $399,000 and is # A303 at Waikoloa Fairways.

The lowest priced single-family home to sell during the 3rd Quarter in Waikoloa Village is located at 68-3519 Iwikuamoo Dr and had a sale price of $285,000, from a list price of the same amount. In the condo market, the one with the lowest sale price went for $160,000 from a list price of the same amount, and it is located in, once again, in the Fairway Terrace, Unit E104.

Analysis: The sales volume of single-family homes and condos in Waikoloa VillageWaikoloa Village has remained fairly constant throughout 2018. Although the amount of inventory is substantially lower than it was in 2017, and we are now in a Sellers’ Market, the amount of inventory seems to be levelling off at these new lower levels. Whether that remains the same, or we enter into an even lower inventory market as we enter the winter selling season, remains to be seen.

In the 3rd Quarter of 2018, there were just 2 single-family homes sold in the Waikoloa Halii KaiBeach Resort, with 24 homes in the new Ainamalu at Waikoloa Beach development in escrow and still under construction. The highest priced single-family home sold for $960,614 from a list price of the same amount, and is located at 69-9216 Ainamalu St, also in the Ainamalu at Waikoloa Beach development. The single-family home with the lowest selling price is also located in the Ainamalu at Waikoloa Beach development, at 69-9191 Ainamalu St and sold for $923,104, from a list price of the same amount.

Meanwhile, in this time frame between July and September 2018, there were 23 condos sold in Waikoloa Beach Resort. The highest priced of these is Unit #4F in Kolea Condo Villas that sold for $2,425,000, from a list price of $2,550,000. While the condo with the lowest sales price went for $360,000, from a list price of $370,000. It is Unit 223 located in the Shores at Waikoloa Beach Resort.
