At the time of this writing (Apr 1st), there were 7 single-family homes for sale, KaMilo at Mauna Laniand 3 homes in escrow within the Mauna Lani Resort, along with 12 condos for sale, and 11 in escrow. The highest priced single-family home currently for sale is listed at $29,000,000 and is located at 68-1076 Honokaope Way in the 49 Black Sand community, while the lowest priced home on the market is at 68-1122 N Kaniku Dr #203, in KaMilo at Mauna Lani, and is listed at $3,350,000.

On the condo side, the highest priced condo currently on the market is listed at $2,699,000 and is KaMilo at Mauna Lani #127. While the lowest priced unit on the market is Unit #1606, in The Fairways at Mauna Lani and is listed at $1,375,000. When it comes to sales in the 1st Quarter, the number of condos sold was, as usual, quite a bit higher than the number of homes sold. In the Q1 time frame of January 2024 through March 2024, KaMilothere were just 2 single-family homes sold in the Mauna Lani Resort, while 14 condos were sold.

The highest priced home to sell is at 68-1058 Honokaope Way in 49 Black Sand and it sold for $21,000,000, from a list price of the same amount. The lowest priced single-family home sold for $5,350,000, from a list price of $5,750,000, and is located at 68-133 Pukaua Pl, in the Champion Ridge community.   The highest priced of the 19 condos sold is Unit #9A2 in The Residences of Laulea, and it went for $5,700,000, from a list price of the same amount. The condo with the lowest sales price was in The Fairways at Mauna Lani, Unit #101, which sold for $1,310,000 from a list price of $1,325,000.

Analysis: The Mauna Lani Resort Real Estate Update for Q1 reveals that after a year of very low inventory of condos, the last two quarters have seen a surge of new listings. Single-family home inventory, as well as sales, have remained low, although more construction activity is appearing. Sales have been strong and steady in the condo market for the last four quarters.
