The North Kohala Real Estate Update for Q4 is for the beautiful area located at the northern tip of the Big Island of Hawaii. The North Kohala Real Estate Update reveals that at time of this writing (Feb 20th), there were 24 single-family homes for sale and 11 homes in escrow in North Kohala, with 54 land lots on the market, with 3 lots in escrow. North KohalaThere are no condos located in North Kohala, there are no statistics for that market segment.

Of the homes for sale, the highest priced one is listed at $5,495,000, and is located at 59-112 Kihi Kihi Pl in the Kohala Waterfront community. The highest priced land lot on the market is a 471-acre lot at the foot of Union Mill Rd in Kapa’au and is listed at $22,000,000. At the other end of the spectrum, the lowest priced home on the market is located at 53-4196 Akoni Pule Hwy in Kapa’au, and is listed at $415,000, while the lowest priced land lot for sale is a 12,900 sq ft lot at 55-789 Hawi Rd in Hawi and is listed at $275,000.

Sales volume in North Kohala was down drastically in 2023 compared to 2022. In the Q4 time frame of October 1st through December 31st, North Kohala Real Estatethere were just 6 single-family homes sold in North Kohala, and just 3 land lots. The highest priced home to sell is located at 59-1109 Kohala Ranch Rd, in Kohala Ranch. It was listed at $3,498,000 and sold for $3,299,000. The highest priced land lot to sell went for $475,000 from a list price of $545,000 and is a 10.97-acre parcel at 59-1131 Kohala Ranch Rd in Kohala Ranch.

The lowest priced home to sell in North Kohala is located at 53-4215 Akoni Pule Hwy in Kapa’au. It sold for $515,500 from a list price of $525,000. While the lowest priced land lot sold for $379,000 from a list price of $399,000. It is a 5.06-acre lot at on Mahuli St in Kohala Ranch.

Analysis: The North Kohala Market Update for Q4 reveals that after a steep decline in sales volume at the beginning of 2023, sales of land and single-family homes have remained low. The inventory levels of land and homes in North Kohala have remained quite steady through all of 2023, after increasing substantially over 2022 ultra-low levels.
