At the time of this writing (Oct 5th), there were no single-family homes for sale in Waikoloa Beach Waikoloa Beach ResortResort and just 1 home in escrow. With only one home in escrow, it represents both the highest priced and the lowest priced home on the market. It is priced at $2,100,000 and is located at 69-9200 Ainamalu St in the Ainamalu at Waikoloa Beach community.

In the condo market there are currently 17 condos for sale in Waikoloa Beach Resort and just one in escrow. The highest priced one is listed at $2,800,000 and is Unit #2E in the Kolea Condo Villas community. While at the other end of the spectrum, the lowest priced condo on the market is Unit #132 in The Shores at Waikoloa Beach and is listed at $875,000.

In the 3rd Quarter of 2022, there was just one single-family home sold in the Waikoloa Beach Waikoloa Beach ResortResort. So once again, the highest priced and lowest priced home sold is the same house. It sold for $7,050,000 from a list price of $7,250,000, and is located at 69 Naupaka Kai Pl, in Naupaka at Waikoloa Beach.

Meanwhile, in this time frame between July and September 2022, there were 17 condos sold in Waikoloa Beach Resort. The highest priced one is Unit #14D in Hali’i Kai and it sold for $2,249,000, from a list price of the same amount. While the condo with the lowest sales price went for $835,000, from a list price of $884,000. It is Unit #D21 in The Fairway Villas at Waikoloa Beach.

Analysis: The Waikoloa Beach Resort Real Estate Update for Q3 shows us that although the sales of condos has dropped significantly over the last quarter, they have remained resilient. Single-family home inventory in Waikoloa Beach Resort has been low for many quarters now and condo inventory levels have remained steady for the last two quarters. Prices have also remained quite steady for the past few quarters.
