The North Kohala Real Estate Update is for the majestic area located at the northern tip of the Big Island of Hawaii. It is home to the two small towns of Hawi and Kapa’au. Hawi is most famous Hawifor being the bicycle turnaround point for the annual Ironman World Championship held each October, and its charming downtown area contains many small shops, and restaurants, including the famous Bamboo Restaurant.

The other small town, Kapa’au also contains a downtown area with small shops and cafes and is home to the original King Kamehameha I Statue. A little farther south down the coast is where the gated, upscale communities of North KohalaKohala Ranch, Kohala By-the-Sea and Kohala Waterfront are located.

North Kohala contains miles of pastoral, undeveloped land, as well as a variety of beautiful homes, from small plantation homes to large estates, many with stunning ocean views. The southern end of North Kohala contains the gated communities of Kohala Ranch, containing many luxury homes on acreage lots, as well as many large lots where you can build your own Hawaiian dream home.

At the time of this writing (Nov 23rd), there were 24 single-family homes for sale in the North Kohala area, with 9 homes in escrow. There are no condos North Kohala located in North Kohala, so we do not collect stats on that market segment. but raw land is plentiful, and there are currently 55 land lots for sale, with 3 lots in escrow.

Of the homes for sale in North Kohala, the highest priced one is listed at $4,495,000, and is located at 54-2324 Kynnersley Rd, in Kapa’au, while the highest priced land for sale is a 412-acre parcel on Union Mill Rd, also in Kapa’au. It is priced at $22,000,000. At the other end of the spectrum, the home with the lowest price is located at 53-4168 Akoni Pule Hwy in Kapa’au and is listed at $399,900, while the lowest priced land is a 15,000 sq ft lot in the Ala Lai Subdivision priced at $350,000.

Sales in Q3, the time from July through September, have dropped sharply since the beginning North Kohalaof the year, with just 9 single-family homes selling in North Kohala during this time. The highest priced single-family home to sell is located at 59-121 Kihi Kihi Pl. in Kohala Waterfront. It was listed at $4,950,000 and sold for $4,650,000. The lowest priced single-family home to sell in North Kohala was listed at $525,000 and sold for $500,00. It is located at 59-581 Hawi Rd in Hawi.

In the North Kohala raw land market, sales volume was also down, with only 7 lots selling in Q3. The highest priced one is a 20-acre parcel at 54-2261 Kynnersley Rd in Kapa’au that sold for $1,495,000 from a list price of $1,595,000. The lowest priced lot to sell was a 15,000 sq ft lot on Lehuula Cir in Kapa’au. It sold for $350,000 from a list price of the same amount.

Analysis: The Kohala Real Estate Update for Q3 reveals that there has been a sharp decline in the sales volume of single-family homes and land since the beginning of the year. But even with the decline in sales, inventory levels of both single-family homes and land have remained relatively the same.
