At the time of this writing (May 1st), there was just one single-family homes for sale Mauna Kea Resortand 3 homes in escrow within the Mauna Kea Resort, while there is currently just one condo for sale, and none in escrow. The price of the home for sale is listed at $7,995,000 and is located at 62-3762 Kaunaoa Nui Rd in the Kaunaoa Subdivision. The only condo on the market is listed at $3,475,000 and is Unit #C102 in Waiulaula at Mauna Kea

There were 2 single-family homes sold in the 1st quarter of 2022. The condo market was slightly better, with 5 condos being sold during this same Mauna Kea Resortperiod. The highest priced home sold for $8,575,000 from a list price of $8,995,000 and is located at 62-3721 Kaunaoa Nui Rd, in the Kaunaoa Subdivision. The lowest priced home sold is located at 62-3648 Moana Pikake Way, in Moana Heights, and it sold for $3,625,000, from a list price of $3,750,000.

The lowest priced condo to sell in Mauna Kea Resort during the 1st Quarter went for $1,375,000 from a list price of $1,390,000 and is Unit #F3, in Kumalani at Mauna Kea, while the highest priced condo sold for $5,510,000 from a list price of $5,495,000 and is Unit #3 at the Villas at Mauna Kea.

Analysis: The Mauna Kea Resort as historically been a low inventory area, but the Mauna Kea Real Estate Update show us that inventory levels in Q1 were down even by their standards. The sales volume of single-family homes has remained in the 1 or 2 homes a quarter range for all of 2021, while condo sales have remained in the 5 to 10 units a quarter. Like most of the areas of the Big Island, new listings do not stay on the market very long.
