The Mauna Lani Resort Real Estate Update for Q1 is for the magnificent resort located on the West Coast of the Big Island of Hawaii. At the time of this writing (Apr 2nd), there were no single-family homes for sale, and just 2 homes in escrow within the Mauna Lani Resort, along with just one condo for sale, and 8 in escrow. With no homes for sale, the highest priced one in escrow is Mauna Lani Resortlisted at $6,500,000 and is located at 68-1095 Honokaope Pl in the 49 Black Sand community, while the lowest priced home in escrow is at 68-1081 Ke Kailani Dr, in Ocean One Estates, and is listed at $6,395,000.

On the condo side, the highest priced condo on the market is listed at $3,995,000 and is Mauna Lani Terrace #F301. While the lowest priced unit currently on the market is listed at $1,100,000. It is Unit #1601, in The Fairways at Mauna Lani.

When it comes to sales in the 1st Quarter, the number of condos sold was, as usual, quite higher than the number of homes sold. In the Q1 time frame of January 2022 through March 2022, there were 4 single-family homes sold in the Mauna LaniKaMilo Resort, while 20 condos were sold. The highest priced home to sell is Laulea #10A2, in The Residences of Laulea, and it sold for $5,500,000, from a list price of $5,350,000. The lowest priced single-family home sold for $2,778,000, from a list price of $2,850,000, and is located at 68-1122 N Kaniku Dr, #207, in the KaMilo community.

The highest priced of the 20 condos sold is Unit #632 in The Villages of Mauna Lani, and it sold for $2,400,000, from a list price of $2,395,000.  While the condo with the lowest sales price was Golf Villas at Mauna Lani #J23, which sold for $1,200,000 from a list price of $1,099,000.

Analysis: The Mauna Lani Resort Real Estate Update for Q1 shows us that the inventory of single-family homes has decreased to zero, while condo levels remain extremely low. Even with such low inventory levels, condo sales have remained steady throughout 2021, but with little inventory to no remaining to be sold, we should look for a slowdown in sales volume.
