At the time of this writing (May 15th), there were 18 single-family homes for sale and 15 homes in escrow within Waikoloa Village, Waikoloa Village Marketwhile 9 condos were for sale and 11 units were in escrow. Of the homes for sale, the highest priced one is listed at $1,395,000, and is located at 68-3524 Haena St., while the highest priced condo on the market is Waikoloa Fairways #A106 and is listed at $839,000.

At the other end of the spectrum, the lowest priced home on the market is located at 68-3660 Lahilahi St and is listed at $784,000, while the lowest priced condo for sale is listed at $411,000 and is Fairway Terrace #E202.

During the 1st Quarter, the time from January through March 2024, there were 12 single-family homes sold in Waikoloa Village, Elima Lani while 16 condos were sold. Of the homes sold, the highest priced one is located at 68-2141 Laakea Way and sold for $1,275,000, from a list price of $1,295,000, while the highest priced condo sold for $749,000, from a list price of the same amount, and is Villas #E201.

The lowest priced home to sell during the 1st Quarter is located at 68-3690 Kimo Nui St and sold for $653,625, from a list price of $657,900, while the condo with the lowest sale price went for $360,000 from a list price of $369,000 and is Unit #E9 in Waikoloa Village Condos.

Analysis: The Waikoloa Village Real Estate Update for Q1 reveals that sales volume and inventory levels have continued to be below historical norms for both single-family homes and condos. This has continued the upward pressure on prices in both markets.
