At the time of this writing (July 1st), there was just Waikoloa Beach Resortone single-family home on the market in Waikoloa Beach Resort. and no homes in escrow, while 9 condos were for sale and 7 are in escrow. The one single-family home on the market is at 69-1033 Naupaka Kai Pl in Naupaka and is listed at a cool $22,000,000.

In the condo market, the highest price unit currently available is listed at $4,190,000 and is Unit #3C in Kolea Condo Villas. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $760,000 and is Unit #227 at The Shores at Waikoloa.

In the 2nd quarter of 2023, there was only one single-family home sold in Waikoloa Beach Resort Hali'i Kaiand in the condo market there 18 condos sold. The single-family home that sold went for $2,650,000 from a list price of $2,890,000 and is located at 69-9212 Ainamalu St in Ainamalu at Waikoloa.

The highest priced of the condos sold was Unit 11G in Kolea Condo Villas and it sold for $1,350,000, from a list price of $1,509,000. While the condo with the lowest sales price went for $740,000, from a list price of $750,000. It is Unit 118 in The Shores at Waikoloa.

Analysis: The Waikoloa Beach Resort Real Estate Update for Q2 shows us that the inventory of condos has decreased slightly after three quarters of stable numbers. The sales volume of condos has remained steady throughout this low inventory market, while the inventory and sales volume of single-family homes continues to be very low.
