The North Kohala Real Estate Update for Q1 2024 is for the majestic area located at the northern tip of the Big Island of Hawaii and the home to the two small towns of Hawi and Kapa’au. At the time of this writing (May 28th), there were 22 single-family homes for sale in North Kohala, with 3 homes in escrow.North Kohala There are also 47 land lots for sale, with 5 lots in escrow. There are no condos located in North Kohala, so there are no statistics for that market segment.

Of the homes for sale in North Kohala, the highest priced one is listed at $7,490,000 and is located at 56-102 Old Coast Guard Rd in Hawi. For you bargain hunters, the lowest priced home on the market is located at 53-4196 Akoni Pule Hwy in Kapa’au and is listed at $374,900.

In the land market segment, the highest priced lot for sale in North Kohala is a 412-acre parcel located at the end of Union Mill Rd and is listed at a cool $22,000,000. At the other end of the spectrum, the lot with the lowest list price of $299,000, is located on Kanaloa Dr in Kohala Ranch and is 3.07 acres.

Sales of single-family homes rose significantly in Q1 compared to the last three quarters in North Kohala, with the Q1 time frame between January and March 2024 North Kohala Real Estateseeing 22 single-family homes sold. The highest priced of the homes sold is located at 59-121 Halekai Pl, in Kohala-by-the-Sea and it sold for $2,587,500, from list price of $2,675,000. The lowest priced home to sell in North Kohala went for $290,125 from a list price of $319,900. It is located at 55-417 Hawi Rd, in Hawi.

In the land market segment, there were 6 lots sold in Q1 of 2024 in North Kohala. The highest price lot sold for $640,000 from a list price of $650,000 and is a 12.9-acre parcel at 59-978 Kamakani Loop in Kohala Ranch. The lowest priced lot to sell in Q1 is a 25,702 sq ft lot at 59-673 Kailiawa Pl in Kohala Ranch and it sold for $362,000 from a list price of $375,000.

Analysis: The North Kohala Real Estate Update for Q1 reveals that the sales volume of single-family homes jumped substantially in Q1, while land sales remained low. Inventory levels of single-family homes have remained fairly constant for many quarters now, while land inventory has dipped slightly.
