The North Kohala Real Estate Update for Q1 2023 is for the majestic area located at the northern tip of the Big Island of Hawaii and the home to the two small towns of Hawi and Kapa’au. Hawi is North Kohalamost famous for being the turnaround point for the bicycle portion of the annual Ironman World Championship held in October, and its charming downtown area contains many small shops, and restaurants, including the famous Bamboo Restaurant. The other small town, Kapa’au, also contains a small downtown area with assorted shops and cafes and is home to the original King Kamehameha I Statue.  A little farther south down the coast is where the gated, Hawiupscale communities of Kohala Ranch, Kohala By-the-Sea and Kohala Waterfront are located.

North Kohala contains miles of pastoral, undeveloped land, as well as a variety of beautiful homes, from small starter homes to large estates, many with stunning ocean views. The gated communities of Kohala Ranch contain many luxury homes with large lots, as well as many acreages lots where you can build your own Hawaiian Dream Home. The most alluring characteristic of the Kohala Ranch area is that virtually every home and lot feature panoramic ocean views.

At the time of this writing (May 20th), there were 17 single-family homes for sale in North Kohala, with 8 homes in escrow. There are also 60 land lots for sale, with 2 lots in escrow. There are no Kohala Ranchcondos located in North Kohala, so there are no statistics for that market segment. Of the homes for sale in North Kohala, the highest priced one is listed at $4,650,000 and is located at 59-440 Pila Pl, in Kohala Ranch. For you bargain hunters, the lowest priced home on the market is located at 55-789 Hawi Rd in Hawi and is listed at $385,000.

In the land market segment, the highest priced lot for sale in North Kohala is a 45-acre parcel located at the end of Union Mill Rd and is listed at a cool $25,000,000. At the other end of the spectrum, there are two lots with the North Kohalalowest list price of $340,000 and both are located on Lehuula Circle in Kapa’au, one is 12,369 sq ft and the other is 10,854 sq ft.

Sales have increased slightly over the last few quarters in North Kohala, with the Q1 time frame between January and March 2023, seeing 14 single-family homes sold. The highest priced of the homes sold is located at 55-288 Lincoln Ave, in Hawi and it sold for $3,900,000, from list price of the same amount. The lowest priced home to sell in North Kohala went for $500,000 from a list price of the same amount. It is located at 53-3959 Hiwahiwa St, in Kapa’au.

In the land market segment, there were 21 lots sold in Q1 of 2023 in North Kohala. The highest price lot sold for $2,500,000 from a list price of $2,750,000 and is a 23.6-acre parcel at 53-260 Kapanaia Rd in Kapa’au. The lowest priced lot to sell in Q1 is a 1.4-acre lot at 52-4653 Akoni Pule Hwy in Kapa’au and it sold for $315,000 from a list price of the same amount.

Analysis: The North Kohala Real Estate Update for Q1 shows us that the sales volume of land has increased substantially after two quarters of low sales, while single-family home sales have been slower to recover. The same could be said with inventory levels, with single-family home inventory dipping slightly while land inventory has increased considerably.
