The North Kohala Real Estate Update for Q1 2022 is for the majestic area located at the northern tip of the Big Island of Hawaii and the home to the two small towns of Hawi and Kapa’au. Hawi is most famous for being the turnaround point for the bicycle portion of the annual Ironman World Championship held in October, and its charming downtown area contains many small shops, and restaurants, including the famous Bamboo Restaurant. Hawi is also the 2nd Office location for Hawaii Luxury Real Estate.
The other small town, Kapaa’u, also contains a small downtown area with assorted shops and cafes and is home to the original King Kamehameha I Statue. A little farther south down the coast is where the gated, upscale communities of Kohala Ranch, Kohala By-the-Sea and Kohala Waterfront are located.
North Kohala contains miles of pastoral, undeveloped land, as well as a variety of beautiful homes, from small starter homes to large estates, many with stunning ocean views. The gated communities of Kohala Ranch contain many luxury homes with large lots, as well as many acreages lots where you can build your own Hawaiian dream home. The most alluring character of the Kohala Ranch area is that virtually every home and lot feature panoramic ocean views.
At the time of this writing (May 20th), there were 12 single-family homes for sale in North Kohala, with 9 homes in escrow. There is also 38 land lots for sale, with 11 lots in escrow. There are no condos located in North Kohala, so there are no statistics for that market segment.
Of the homes for sale in North Kohala, the highest priced one is a listed at $4,800,000 and is located at 59-1104 Kohala Ranch Rd, in Kohala Ranch. For you bargain hunters, the lowest priced home on the market is a foreclosure located at 53-4185 Akoni Pule Hwy in Kapa’au and is listed at $434,300.
In the land lot market segment, there are two lots currently listed as the highest priced for sale in North Kohala. One is a 63-acre parcel located at 59-3010 Kailani Pl in the Kohala Kai development, and the other is a 42.16-acre parcel located at 52-5044 Akoni Pule Hwy. Both are listed at a cool $25,000,000. At the other end of the spectrum, the lot with the lowest price is listed at $349,000 and is a 3.07-acre plot in Kohala Ranch.
Sales have remained pretty consistent over the last year in North Kohala, with the Q1 time frame between January and March 2022, seeing 26 single-family homes sold. The highest priced of the homes sold is located at 59-677 Kailiawa Pl, in Kohala Ranch and it sold for $3,300,000, from list price of $3,400,000. The lowest priced home to sell in North Kohala went for $355,000 from a list price of $399,000. It is located at 55-541 Hawi Rd, in Hawi.
In the land market segment, there were 21 lots sold in Q1 of 2022 in North Kohala. The highest price lot sold for $1,995,000 from a list price of $2,295,000 and is a 41.54-acre parcel in the Lipoa Gulch in Hawi. The lowest priced lot to sell in Q1 is a 1/3-acre lot at 54-7116 Holy Bakery Rd in Kapaau and it sold for $235,000 from a list price of the same amount.
Analysis: The North Kohala Real Estate Update for Q1 shows us that the sales volumes of single-family homes and land lots has slowed slightly over the last few quarters. As with all the market segments on the Kohala Coast, North Kohala does not have a lot of inventory, but the inventory levels have stayed fairly constant for the last three quarters.
