The Mauna Lani Resort Real Estate Update for Q4 is for the beautiful resort located on the West Coast of the Big Island of Hawaii. This Kohala Coast resort covers over 3,200 acres and contains 15 separate neighborhoods. At the time of this writing (Jan 2nd), there were 5 single-family homes for sale in Mauna Lani Resort and 3 homes in escrow, along with 15 condos for sale, and none in escrow. KaMiloOf the homes for sale, the highest priced one is listed at $21,000,000, and is located at 68-1058 Honokaope Way in the 49 Black Sand community, while the highest priced condo on the market is listed at $4,200,000 and is Unit #2C at 68-1035 Ke Kailani Dr, in the One Ocean community.

At the other end of the spectrum, the lowest priced home on the market is at 68-1008 Nohea Dr, in the Nohea, and is listed at $4,600,000. It is currently under construction along with a few other homes in that community. While on the condo side, the lowest priced unit is currently for sale at $1,350,000. It is Unit #1001, in The Fairways at Mauna Lani.

When it comes to sales in the 4th Quarter, the number of condos sold was, as usual, quite higher than the number of single-family homes sold. In the Q4 time frame of October through December 2023, there were 4 single-family homes sold in the Mauna Lani Resort, while 10 condos were sold.

49 Black Sand BeachThe highest priced home to sell is at 68-1050 Pauoa Way in the Pauao Beach community and it sold for $11,305,000, from a list price of $11,900,000. The lowest priced home to sell was at 68-105 Pukaua Pl in the Champion Ridge community and it sold for $3,100,000 from a list price of $3,150,000.

The highest priced of the 10 condos sold is in The Residences at Mauna Lani, Unit #17C3, and it sold for $3,060,000, from a list price of the same amount. While the condo with the lowest sales price was Palm Villas at Mauna Lani #H3, which sold for $995,000 from a list price of the same amount.

Analysis: The Mauna Lani Resort Real Estate Update reveals that the inventory and sales volume of single-family homes continue to remain low. The sales volume of condos in Q4 has dropped moderately, while conversely, inventory has risen moderately.
