At the time of this update, there are 19 single-family homes currently offered for sale, with one home in escrow, alongside 21 condominiums on the market, eight of which are in escrow.

On the upper end of the pricing spectrum, the highest-priced single-family residence is located at 68-1023 Pauoa Way in the exclusive Pauoa Beach community, currently listed at $47,000,000. For condominium offerings, the highest-priced unit available is Mauna Lani Point #D106, listed at $2,995,000.

Mauna Lani Beach ClubAt the more approachable end of the market, the lowest-priced single-family home is 68-1002 Nohea Makai Street in Nohea at Mauna Lani, with a current asking price of $4,200,000. Among condominiums, the lowest-priced unit available is The Fairways at Mauna Lani #1301, listed at $1,188,000.

Turning to recent activity, sales during the fourth quarter of 2025 (October through December) followed a familiar pattern within the resort. During this period, two single-family homes closed, while 16 condominiums sold.

The highest-priced single-family sale in Q4 occurred at 68-105 Pukaua Place in the Champion Ridge community, which closed at $4,400,000 from a list price of $4,480,000. The lowest-priced home sale was also in Champion Ridge at 68-131 Pukaua Place, closing at $4,075,000 from a list price of $4,150,000.

On the condominium side, the top sale was The Residences of Lauleʻa #15C, which sold for $3,300,000 from a list price of $3,398,000. The lowest-priced condo sale was Golf Villas at Mauna Lani #H3, closing at $1,050,000 from a list price of $1,075,000.

Analysis: The Mauna Lani Market Snapshot shows that while single-family homes remain a premium segment, inventory has notably expanded at the ultra high-end. In the condominium market, both inventory and sales have remained steady throughout 2025.
