The luxury real estate market in Mauna Lani Resort continues to showcase its unique blend of exclusivity,Mauna Lani Resort lifestyle, and value. As of October 1st, there are 5 single-family homes available and 2 currently in escrow. On the condo side, buyers have 17 options to choose from, with 11 in escrow.

At the top of the market, the most prestigious home currently listed is a stunning $25,000,000 estate at 68-1015 Pauoa Way in Pauoa Beach. For condo buyers, the highest-priced residence is Villages at Mauna Lani #613, offered at $2,575,000.

For those looking at more entry-level opportunities within the resort, the lowest-priced single-family home is in Champion Ridge, at 68-131 Pukaua Place, Mauna Lani Resortlisted for $4,150,000. On the condo side, the most accessible option is Fairways at Mauna Lani #2003, currently on the market for $1,250,000.

Looking back at Q3 (July through September), just one single-family home changed hands. The sale was at 68-1021 Ke Kailani Drive in the One Ocean community, which closed at $8,200,000 after being listed at $8,890,000. The condo market was more active, with 11 sales recorded. The highest sale was Mauna Lani Terrace #D301, which sold for $2,497,500, while the most affordable sale was Palm Villas at Mauna Lani #E1, which closed at $1,075,000.

Analysis: The Mauna Lani Market Insights reveals that inventory declined moderately for both single-family homes and condos compared to the previous quarter. Single-family home sales, which had seen an unusual uptick in Q2, reverted to historically low levels in Q3. Condo sales followed a similar trajectory, easing back after stronger activity earlier in the year.
