The Kohala real estate market saw a slight dip in overall single-family home sales this July compared to the same month last year, with 19 homes sold versus 23 in July 2024. This shift, however, was not uniform across the region.

South vs. North Kohala – July Snapshot

  • South Kohala experienced a notable slowdown, dropping from 18 single-family homes sold in July 2024 to just 12 this July.
  • North Kohala, on the other hand, saw a modest uptick, rising from 5 homes sold last July to 7 homes this year.

Condo Sales on the Rise
Condominium activity strengthened, with 15 units sold this July — up from 12 units in July 2024.

Year-to-Date Performance: A More Positive Picture

Big Island StatsAlthough monthly results were mixed, year-to-date numbers for single-family homes remain strong across Kohala:

  • Total Single-Family Homes Sold (YTD): 152 (up from 144 in 2024)
  • North Kohala YTD: 43 homes sold (up from 41)
  • South Kohala YTD: 109 homes sold (up from 103)

The condo market was the only segment to see a decline year-to-date, dropping to 98 units sold so far this year from 122 in 2024.

Median Sales Prices Continue to Soften

Big Island Real EstateWhile sales volume showed resilience in several areas, median sale prices have trended downward across most market categories.

Median Prices – July 2025 vs July 2024

  • North Kohala Single-Family: $785,000 (down from $850,000)
  • South Kohala Single-Family: $1,162,000 (down from $1,145,000)
  • Condos: $620,000 (down significantly from $1,067,000)

Year-to-Date Median Prices

  • North Kohala Single-Family: $950,500 (down 13.24% from $1,095,000)
  • South Kohala Single-Family: $999,990 (down 5.57% from $1,059,000)
  • Condos (YTD): $1,162,500 (up 8.14% from $1,075,000)
