The Kohala Market Overview for September 2025 highlights the breathtaking region along the west coast of Hawaii’s Big Island. Known as “The Big Island” to distinguish it from the state itself, this unique destination offers a diverse array of communities and landscapes. The renowned Kohala Coast is divided into two distinct areas: North Kohala and South Kohala. North Kohala encompasses the island’s rural northern tip, featuring the charming towns of Hawi and Kapa’au, as well as the prestigious Kohala Ranch communities situated at its southern border.
South Kohala stretches just beyond Kohala Ranch and encompasses some of the island’s most prestigious destinations, including the world-class resorts of Mauna Kea, Mauna Lani, and Waikoloa Beach. This vibrant region also features Waikoloa Village, a charming community located just six miles inland from the coast, as well as Waimea, a picturesque town nestled in the lush Waimea Valley.

Single-family home sales on the Kohala Coast saw a significant increase in September 2025 compared to the same month last year. A total of 28 homes sold this September, a sharp rise from just 3 sales in September 2024. This growth was reflected across both North and South Kohala.
In North Kohala, 8 homes changed hands, up from just one sale in September last year. South Kohala recorded 20 single-family home sales, a significant jump from just 2 the previous year. The condo market, by contrast, experienced a slight decline, with 14 units sold in September compared to 15 in 2024.
Year-to-date figures also remain ahead of last year’s pace. Across the Kohala Coast, 196 single-family homes have sold so far in 2025, compared to 169 by this time in 2024. South Kohala continues to lead in overall volume, with 141 homes sold this year, up from 121 last year. North Kohala also saw a modest increase, with 55 homes sold in 2025 versus 48 in 2024. Meanwhile, the condo market has softened, with 122 units sold year-to-date, down from 146 over the same period in 2024.
When it comes to prices, the September median sales figures presented a mixed picture. North Kohala’s median single-family home price experienced a dramatic rise, from $339,900 in September 2024 to $1,591,500 in September 2025. Such large swings can occur in small markets, where limited transactions can skew median values. South Kohala saw the opposite trend, with the median single-family home price decreasing from $1,082,500 last September to $897,500 this year. The condo market posted only a modest gain, with the median price inching up from $1,200,000 in 2024 to $1,237,500 in 2025.
Year-to-date median prices echoed these monthly shifts. North Kohala’s single-family median rose slightly by 1.52%, moving from $985,000 last year to $999,999 in 2025. The South Kohala condo market recorded a stronger increase, climbing 9.77% from $1,075,000 to $1,180,000. The only decline was seen in South Kohala single-family homes, where the median fell 7.51%, from $1,065,000 in 2024 to $985,000 this year.
Analysis: The Kohala Market Overview for September 2025 reveals that monthly sales in single-family homes increased significantly over September of last year. The year-to-date sales figures are also up over the 2024 figures, but despite the higher sales volume, the year-to-date median prices of single-family homes have been trending downwards for the last six months, while condos values, on the other hand, have been trending upwards.
