At the time of this writing (May 25th), there were 18 single-family homes for sale and Waikoloa Village14 homes in escrow in Waikoloa Village, while there were 23 condos for sale with 6 units in escrow. Of the homes for sale, the highest priced one on the market is listed at $799,000, and is located at 68-1823 Auhili St.


Of the condos on the market, the highest priced one is listed at $599,000 and is located at The Pointe at Waikoloa #23.  At the other end of the spectrum, the lowest priced home on the market is located at 68-1733 Akaula St and is listed at $479,000. While the lowest priced condo currently for sale is listed at $185,000 and is Unit M101 in Fairway Terrace.

Waikoloa Village
During the 1st Quarter, the time from January through March 2020, there were 38 single-family homes sold in Waikoloa Village, while 22 condos were sold. Of the homes sold, the highest priced one is located at 68-2189 Laakea St and sold at for $736,595, from a list price of $685,000. The highest priced condo sold for $395,000, from a list price of the same amount, and is Unit #A303 at Waikoloa Fairways.

The lowest priced home to sell during the 1st Quarter is located at 68-Makuakane St and sold for $315,615, from a list price of $353,500, while the condo with the lowest sale price went for $190,000 from a list price of the same amount, and is Unit #M202 in Fairway Terrace.

Waikoloa VillageAnalysis: The sale of single-family homes in Waikoloa Village spiked dramatically in Q1 over Q4 and even higher than what we experienced for all of 2019. Condo sales were less dramatic but still held their own over previous quarters. This increase in sales has dramatically reduced the inventory levels of single-family homes in Waikoloa Village. It remains to be seen how the Covid-19 pandemic will affect the market in the coming months.

Waikoloa Village HomeAt the time of this writing (May 10th), there were 32 homes and 35 condos for sale in Waikoloa Village. Of the homes for sale, the highest price one currently on the market is listed at $799,000, and is located at 68-1878 Kaupapa Place. There are two condos on the market that are tied for the highest priced, they are both listed at $399,000 and are located at Waikoloa Fairways B215, and Waikoloa Villas G102 respectively. 

At the other end of the spectrum, the lowest priced home on the market is located at 68-1895 Ua Noe St and is listed $439,900. While the lowest priced condo currently on the market is listed at $164,000 and is Unit I208 in the Fairway Terrace.

When it comes to sales in the 1st Quarter, the number of homes sold, as usual, outpaced Waikoloa Village Viewthe number of condos sold. In the time from January 2017 through March 2017 there were 24 homes sold in Waikoloa Village, while 14 condos were sold. Of the homes sold, the highest priced one was located at 68-3766 Kimo Nui St at the sales price of $764,000, from a list price of $779,000. The highest priced condo sold for $245,000, from a list price of $255,000 and is Unit #224 at the Paniolo Club.



The lowest priced home to sell during the 1st Quarter was a home located at 68-1814 Pau Nani St that had a sale price of $334,900, from a list price of $344,000, while the condo with the lowest sale price went for $136,000 from a list price of the same amount, and was located in, once again, Fairway Terrace, Unit M204.

Waikoloa VillageAnalysis: Sales in Waikoloa Village continue at a fairly brisk pace.  Although the overall inventory of homes has been reduced in 2016, as opposed to 2015, homes are coming on the market as fast as they are being sold, which is keeping a downward pressure on prices. With the absorption rate continuing to average at 4 months, the Waikoloa Village market continues to be in the equilibrium between a buyers and sellers market.

At the time of this writing (Apr 12th), there are 5 single family homes and 60 condos for sale in Waikoloa Beach Resort. The five single family homes are part of a new home development called Ainamalu at Waikoloa Beach that has just broken ground and all homes are currently under construction. Of these homes, the highest priced one is listed at $1,600,000, and is located at 69-1525 Ana’ole St, while the one with the lowest price is located at 69-9195 Ainamalu St. and is listed at $775,000.

In the condo market, the highest price condo currently available is Unit #4F in the Kolea Condo Villas, which is in the Kolea subdivision and is listed at $2,550,500. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $359,000 and is Unit #104 in the Shores at Waikoloa Beach Resort.

In the 1st Quarter of 2017, there were no single family homes sold in the Waikoloa Beach Resort, but within the new home development, Ainamalu at Waikoloa Beach, they do have 8 single family homes already under contract that have not been completed yet, The highest priced of these homes is $875,000 and is located at 69-9207 Ainamalu St, while the lowest priced is $725,000 and is located at 69-9208 Ainamalu St.

In the Q1 time frame between January and March, there were 30 condos sold Waikoloa Beach Resort, almost double the 16 units sold in Q4 of 2016. The highest priced of these condos sold was Unit 6B in Kolea Condo Villas at the sale price of $1,650,000, from a list price of $1,750,000. While the condo with the lowest sales price went for $260,000, from a list price of $265,000. It was Unit 208, a one bedroom unit located in the Shores at Waikoloa Beach Resort.

Analysis: The sale of condos in Waikoloa Beach Resort spiked sharply in Q1 over Q4 and was higher than any Quarter in 2016. Combine this with an inventory that is at its lowest level in over a year, and you have the early signs of a shifting market. A balanced market is considered to be at six months worth of inventory, and that is where we are now, so it will be interesting to watch the next few quarters to see if this is a pattern, or just an aberration.

Of the homes for sale, highest priced ones currently on the market are two listed at $799,000, and are located at 68-1838 Pili Kai Pl and 68-1878 Kaupapa Pl respectively. While the highest priced condo currently on the market is listed at $425,000 and is Unit A306 in the Waikoloa Fairways.  At the other end of the spectrum, the lowest priced home on the market is located at 68-3471 Kupunakane Pl and is listed at the low price of $334,900. While the lowest priced condo currently on the market is listed at $165,000 and is Unit I208, located in Fairway Terrace.

When it comes to sales in the 4th Quarter, the number of condos sold outpaced the number of homes sold. In the time from Oct 2016 through Dec 2016 there were 24 homes sold in Waikoloa Village, while 30 condos were sold. Of those homes sold, the highest priced one is located at 68-3614 Haena St, and sold for $950,000, from a list price of $995,000. While the most expensive condo sold for $449,000, from a list price of $449,000 and is Unit A300, located in the Paniolo Gardens. The lowest priced home to sell during the 4th Quarter was a home located at 68-3528 Makuahine St, that sold for $265,000, from a list price of $260,000, and the condo with the lowest sales price went for $130,00, from a list price of $145,000 and is located in, once again, Fairway Terrace, Unit E101.

Analysis: Sales in Waikoloa Village continue at a fairly brisk pace.  The inventory of homes has been reduced from a 6 month supply in the 4th quarter of 2015 to a 4 month supply through most of 2016. This puts the Waikoloa Village market at almost the equilibrium between a buyers and sellers market.

At the time of this writing (Jan 20th), there were no longer any single-family resale homes on the market in Waikoloa Beach Resort, but a new development called Ainamalu at Waikoloa Beach has just broken ground and they have initially listed 11 homes for sale. The most expensive of these homes is listed at $1,600,000 with the lowest price one listed at $835,000.
In the condo arena there are currently 74 condos for sale in Waikoloa Beach Resort. The highest price condo on the market is listed at $2,375,000 and is Unit #4C in the Kolea Condo Villas, which is part of the Kolea subdivision. While at the other end of the spectrum, the lowest priced condo currently available is listed at $349,000 and is Unit #118 in the Shores at Waikoloa Beach Resort.

In the 4th Quarter of 2016, there was, once again, no single family homes sold in the Waikoloa Beach Resort, and this is a good reason why a new development called Ainamalu at Waikoloa Beach has just broken ground with a Phase I plan of 40 new single family homes. But meanwhile, in this time frame between October and December, there were 16 condos sold, the same number that was sold in the 3rd Quarter. The most expensive of these condos sold was Unit 6B in Kolea Condo Villas at the sale price of $1,650,000, from a list price of $1,750,000. While the condo with the lowest sales price went for $295,000, from a list price of $299,000. It is Unit 217 located in the Shores at Waikoloa Beach Resort.

Analysis: The sales of condos in the Waikoloa Beach Resort in 2016 were at the same levels as they were in 2015. This volume of sales has not been enough to absorb the large inventory of condos that are currently on the market. These factors, combined with lack of price appreciation, makes for a continuation of a Buyer’s Market in Waikoloa Beach Resort.

At the time of this writing (Nov 3rd), there were 35 homes and 22 condos for sale in Waikoloa Village. Of the homes for sale, the most expensive one is the home located at 68-3521 Malina Street, and it is priced at $899,000, while the most expensive condo on the market is listed at $399,000 and is located at Waikoloa Villas Ph I & II, Apt G102.  At the other end of the spectrum, the lowest priced home on the market is located at 68-3522 Kupunakane St and is listed at the low price of $331,341. While the lowest priced condo currently on the market is listed at $149,000 and is Unit E202 in the Fairway Terrace.

When it comes to sales in the 3rd Quarter, the number of homes sold was slightly higher than the number of condos sold. In the time from July 2016 through Sept 2016 there were 26 homes sold in Waikoloa Village, while 18 condos were sold. Of the homes sold, the most expensive is located at 68-3720 Lua Hoana Place and sold for $775,000, while the most expensive condo sold for $380,000 and is Apt A207 at The Waikoloa Villas Ph I & II. The lowest priced home to sell during the 3rd Quarter is a home located at 68-3608 Lahilahi St and had a sale price of $300,000, while the condo with the lowest sale price went for $133,000 and is located in, once again, the Fairway Terrace, Unit E203.

Analysis: The number of and homes condos sold in Waikoloa Village have remained relatively constant for the last two quarters, as has the number of homes for sale. The condo market, however, has seen a slight tightening of inventory. The single-family home market has, over the last two quarters, had 4 to 6 months of inventory available, while this quarter the condo inventory dipped slightly below 4 months inventory. Although this is a number to keep our eye one, I believe we are still in the equilibrium between a Buyer’s Market and a Seller’s Market.
