North Kohala is the majestic area located at the northern tip of the Big Island of Hawaii. It is home to the two small towns of Hawi and Kapa’au. Hawi is most famous for being the bicycle turnaround point for the annual Ironman World Championship held each October, and its charming downtown area contains many small shops, and restaurants, including the famous Bamboo Restaurant. Hawi is also the 2nd Office location of Hawaii Luxury Real Estate.

Hawi StorefrontThe other small town, Kapaa’u, also contains a small downtown area with assorted shops and cafes, and is home to the original King Kamehama I Statue.  A little farther south down the North Kohala coast is where the gated, upscale communities of Kohala Ranch, Kohala By-the-Sea and Kohala Waterfront are located.

North Kohala contains miles of pastoral, undeveloped land, as well as a variety of Kohala Coast Viewbeautiful homes, from small starter homes to large estates, many with stunning ocean views. The southern end of North Kohala contains the gated communities of Kohala Ranch, containing many luxury homes with large lots, as well as many acreage lots where you can build your own Hawaiian dream home. The most alluring character of the Kohala Ranch area is that virtually every home and lot features panoramic ocean views.

At the time of this writing (June 1st), there were 48 homes for sale in the North Kohala Hawi Homearea. There are no condos located in North Kohala, so there are no statistics on that market segment.  Of these homes for sale, the highest priced one is the same one as last quarter and is listed at $9,995,000. It is located at 68-3083 Puakea Bay Dr in the Puakea Bay Ranch community. At the other end of the spectrum, the lowest priced home on the market is located at 53-3948A Hiwahiwa St, in the Ainakea Village subdivision, a quaint starter home listed with Hawaii Luxury Real Estate at the low price of $330,000.

North Kohala View
Sales have remained pretty steady in North Kohala, with the Q1 time frame of January through March 2017 having 15 homes sold. The highest priced of these homes is located at 56-2908 Puakea Bay Dr, also in the Puakea Bay Ranch subdivision. It was listed at $1,498,000 and sold for $1,400,000. The lowest priced home to sell in North Kohala was listed at $206,600 and sold for $196,759. It is located at 53-4106 Akoni Pule Hwy in Kapa’au.

Analysis: With 48 homes on the market, and homes selling at a steady rate of 5 – 6 per month, there is still a lot of inventory to be absorbed. So at this rate, we will continue to be in a Buyer’s Market for the foreseeable future.

The Kohala Coast is a spectacular area located on the west coast of the Big Island of Hawaii. The Big Island received its name as to not confuse it between the State of Hawaii and the Island of Hawaii. The Kohala Coast is split into two areas, North Kohala and South Kohala, with North Kohala covering the more rural northern end of the island, containing the small towns of Hawi and Kapa’au, as well as the Kohala Ranch communities on the south end.

Hali'i Kai CondoThe number of single family homes sold in April 2017 in Kohala dropped significantly over April 2016, with 20 homes selling in April this year, down from 30 homes selling in April 2016. Although there was a decrease in both parts of Kohala, the major part of the decrease happened in South Kohala, as the volume in North Kohala only decreased by 2 homes (from 5 homes down to 3). South Kohala saw its sales volume in April 2017 decrease by a third over April of last year (down from 25 homes to 17). The number of condos sold year over year in April also saw a decline, dropping from 34 units last year to 25 units this year.  

As with the monthly number, the year-to-date volume also saw a decrease in 2017, with Mauna Lani Resort98 homes being sold this year, as opposed to 117 homes being sold by this time in 2016.  Like the monthly number, this decrease also happened in both parts of Kohala, with sales volume in North Kohala, decreasing from 20 homes sold in 2016, to 18 homes this year. South Kohala’s year-to-date volume saw an even larger drop, with 80 homes being sold this year, down from 97 homes sold by this time last year. The number of condos sold year-to-date was the only bright spot, with volume rising slightly from 86 units sold last year, to 92 units sold in 2017.


While the volume of single family homes sold in April 2017 decreased compared toMauna Lani Resort Home April 2016 in both parts of Kohala, the change in median sales price varied from region to region. The median sale price in South Kohala rose from $525,000 in April 2016 to $630,000 in April of this year, while in North Kohala, the median sales price in April 2017 dropped a dramatic $240,000 to $850,000 from $1,090,000 in April 2016. This type of dramatic change in median price is quite common when dealing with such a low volume of sales. The condo market also saw their prices move in the downward direction, with the April 2017 median sales price declining a slight $12,000 to $425,000 from $437,000 in April 2016.

As with April monthly median sales price, the year-to-date numbers were also mixed. Kohala Coast MapBut the only area that saw a decrease in year-to-date sales price was North Kohala, with a whopping 29.01% decrease in its year-to-date median sales price, decreasing from $882,500 in 2016 to $626,000 this year, again, this had more to do with the low number of sales in that area. The other two market segments saw increases, with single family homes in South Kohala increasing significantly, from $483,000 in 2016 to $594,000 this year, an increase of 22.98%. The median year-to-date sales price in the condo market also increased, albeit by a smaller amount, rising a modest 9.83% from $432,000 in 2016 to $475,000 this year.

Analysis: As we head deeper into 2017, sales volume in all segments continues to lag compared to 2016. But the median sales price is also continuing its trend of rising over last year’s numbers, except for North Kohala, which is more of an aberration than a trend. So even though prices may be rising, the abundance of available inventory continues to make the Kohala Coast a Buyer’s Market.

At the time of this writing (Apr. 28th), there were 14 homes and 19 condos for sale in Mauna Kea Homethe Mauna Kea Resort. Of the homes for sale, the highest priced one on the market is listed at $15,900,000, and is located at 62-3966 Lanikeha Pl, in the Mauna Kea Fairways North subdivision, while the highest priced condo on the market is listed at $3,400,000 and is Unit #33 in the Villas of Mauna Kea. At the other end of the spectrum, the lowest priced home on the market is located at 62-3998 Moani Pikake Pl, in The Uplands of Mauna Kea and is listed at $1,870,000. The lowest priced condo currently on the market is listed at $875,000 and is Unit C1 located in Kumulani at the Uplands at Mauna Kea.


Sales continue to be slow but steady in the Mauna Kea Resort, with 2 homes and 2 Mauna Kea Viewcondos being sold in the 1st Quarter of 2017. In this time from January 2017 through March 2017 the highest priced home sold was located at 62-3680 Kiekiena Pl, in The Bluffs at Mauna Kea and sold for 11,500,000 from a list price of $12,950,000. The lowest priced home sold for $2,800,000 from a list price of $2,985,412 and is Unit #415 at Waiulaula at Mauna Kea Resort, Mauna Kea Resorts new construction subdivision. In the condo market, the lowest priced condo to sell during the 1st Quarter went for $1,525,000 from a list price of $1,595,000 and is Unit #314, also located in Waiulaula at Mauna Kea Resort, while the highest priced condo sold for $2,450,000 from a list price of $2,595,000 and is Unit #36 at the Villas at Mauna Kea.

Mauna Kea PoolAnalysis: The sales volume of homes and condos in Mauna Kea Resort continues to be slow but steady in relation to amount of available inventory. It would take almost two years to sell the available inventory at the current pace of sales and a market in equilibrium is considered to be about six months.  For Buyers looking for luxury and vacation homes in the most prestigious resort on the Big Island, this continues to be an ideal time to buy.

The number of single family homes sold in March 2017 in Kohala decreased slightly over March 2016, with 37 homes selling in March this year, down from 38 homes selling in March 2016. The sales volume in South Kohala remained the same as last year (33 homes sold) while the volume in North Kohala decreased by one (5 homes last year, 4 homes this year). This continued stagnation of sales volume is an all too familiar pattern in Kohala. The number of condos sold year over year in March also had a slight decrease, dropping from 26 units last year to 23 units this year.  

Although the monthly number stagnated, the year to date volume saw an increase in 2017, with 77 homes being sold this year, as opposed to 72 homes being sold by this time in 2016.  This overall increase mainly due to the volume increase in South Kohala, as the number of single family homes in North Kohala remained the same (15 homes both years). South Kohala increase was sizable, rising from 62 homes last year to 72 homes sold this year. The number of condos sold year-to-date also saw a considerable increase, rising from 52 units sold last year, to 63 units sold in 2017.

With the volume of single family homes sold in March 2017 from March 2016 remaining virtually unchanged in both parts of Kohala, the mixed change in median sales price from each region was somewhat surprising. The median sale price in South Kohala rose from $459,000 in March 2016 to $575,000 in March of this year, while in North Kohala, the median sales price in May 2016 decreased a substantial $390,000, from $885,000 in March 2016 to $495,000 this year. This type of dramatic change in median price is quite common when dealing with such a low sales volume. The condo market also experienced a generous price increase, with the March 2017 median sales price rising to $530,000 from $435,000 in March 2016.

The year-to-date median sales price changes in the different areas and sectors mirrorthe changes in the monthly March 2017 numbers. The only area to see a decrease was North Kohala, which was to be expected with the dramatic decrease in the monthly number. The median year-to-date sales price in the condo market rose a solid 16.38% from $412,450 in 2016 to $480,000 this year. Meanwhile, North Kohala saw a huge change in the other direction for its median sales price, decreasing an extraordinary 35.80% from $880,000 in 2016 to $565,000 this year; again, this had a lot to do with the low number of sales in that area. The single family homes in South Kohala also enjoyed a hefty increase, moving upward 27.03%, from $462,500 in 2016 to $587,000 this year.

Analysis: Other than the big drop in median sales price in North Kohala, which was more than an aberration then a trend, the median sales price continues its upward trend in all other areas. Although the sales volume is not increasing, it is staying steady, which is not a bad thing. When you consider that six months supply of inventory is considered a market in equilibrium, the twelve months of inventory in the condo market and homes in North Kohala, and the six months supply of homes in South Kohala, this can still be considered a Buyer’s Market.

At the time of this writing (Apr 12th), there are 5 single family homes and 60 condos for sale in Waikoloa Beach Resort. The five single family homes are part of a new home development called Ainamalu at Waikoloa Beach that has just broken ground and all homes are currently under construction. Of these homes, the highest priced one is listed at $1,600,000, and is located at 69-1525 Ana’ole St, while the one with the lowest price is located at 69-9195 Ainamalu St. and is listed at $775,000.

In the condo market, the highest price condo currently available is Unit #4F in the Kolea Condo Villas, which is in the Kolea subdivision and is listed at $2,550,500. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $359,000 and is Unit #104 in the Shores at Waikoloa Beach Resort.

In the 1st Quarter of 2017, there were no single family homes sold in the Waikoloa Beach Resort, but within the new home development, Ainamalu at Waikoloa Beach, they do have 8 single family homes already under contract that have not been completed yet, The highest priced of these homes is $875,000 and is located at 69-9207 Ainamalu St, while the lowest priced is $725,000 and is located at 69-9208 Ainamalu St.

In the Q1 time frame between January and March, there were 30 condos sold Waikoloa Beach Resort, almost double the 16 units sold in Q4 of 2016. The highest priced of these condos sold was Unit 6B in Kolea Condo Villas at the sale price of $1,650,000, from a list price of $1,750,000. While the condo with the lowest sales price went for $260,000, from a list price of $265,000. It was Unit 208, a one bedroom unit located in the Shores at Waikoloa Beach Resort.

Analysis: The sale of condos in Waikoloa Beach Resort spiked sharply in Q1 over Q4 and was higher than any Quarter in 2016. Combine this with an inventory that is at its lowest level in over a year, and you have the early signs of a shifting market. A balanced market is considered to be at six months worth of inventory, and that is where we are now, so it will be interesting to watch the next few quarters to see if this is a pattern, or just an aberration.

Of the homes for sale, the highest priced one is listed at $6,990,000, and is located at 68-1075 Pauoa Way in the Pauoa Beach subdivision, while the most expensive condo on the market is listed at $3,295,000 and is located at Na Hale at Pauoa Beach #3, also in the Pauoa Beach subdivision. At the other end of the spectrum, the lowest priced home on the market is Ka Milo #219, located in Ka Milo at Mauna Lani, listed at $1,475,000. On the condo side, the lowest priced one currently on the market is listed at $475,000. It is #D-21, in the Palm Villas at Mauna Lani.

When it comes to sales in the 1st Quarter, the number of condos sold was, as usual, quite higher than the number of homes sold. In the Q1 time frame of January 2017 through March 2017, there were 4 homes sold in the Mauna Lani Resort, while 15 condos were sold. The highest priced home to sell is located at 68-1042 Honokaope Way, in the 49 Black Sand subdivision, and it sold for $7,125,000, from a list price of $7,450,000.The lowest priced home sold for $1,775,000, from a list price of $1,850,000 and is located at 68-1122 N Kaniku Dr, #201, in Ka Milo at Mauna Lani.
The highest priced of the 15 condos sold was Mauna Lani Point #E304, and sold for $3,150,000, from a list price of $3,450,000.  While the condo with the lowest sales price was Kulalani at Mauna Lani # 1001, which sold for $598,000 from a list price of $598,000.

Analysis: Sales of single family homes in Mauna Lani Resort have remained consistent throughout 2016 and the beginning of 2017 at about 1 per month, with inventory also remaining consistent at 11 to 15 homes available. The sale of condos has remained consistent at 5 to 7 units per month for the same time period with inventory fluctuating between 68 to 86 units. This equates, in both markets, to about a one year supply of inventory, with a few small deviations. Since a market with a 4 to 6 month supply is considered to be in balance, the market in Mauna Lani Resort continues to favor the Buyer.

North Kohala is a beautiful tropical area located at the northern tip of the Big Island of Hawaii. It is home to the two small towns of Hawi and Kapa’au. At the time of this writing (Mar 15th), there were 6o homes for sale in the North Kohala area. Since there are no condos located in North Kohala, there are no statistics in that market segment to report. Of the homes for sale, the highest priced one is listed at $9,995,000, and is located at 68-3083 Puakea Bay Dr in the Puakea Bay Ranch community. While at the other end of the spectrum, the lowest priced home on the market is located at 53-4230 Akoni Pule Hwy,and is listed at the low price of $248,000.

Sales in the 4th Quarter remained steady in North Kohala. In the Q4 time frame of October through December 2016 there were 13 homes sold in North Kohala. The highest priced home to sell is located at 59-209 Laninui Dr, in the Kohala Ranch subdivision. It was listed at $1,425,000 and sold for $1,392,000 on November 21st. The lowest priced home to sell in North Kohala belongs to two homes. They both sold for $285,000. One was listed at $284,000, is located at 53-3955A N Kupa Pl, in Kapa’au and sold on October 25th. The other is located at 53-468 Halaula Maulili Rd, also in Kapa’au, and sold on December 2nd, from a list price of $299,000.

Analysis: With 60 homes on the market, and homes selling at a steady rate of 13 -15 per quarter, there is about a years supply of inventory to be absorbed. This amount of inventory translates into this being a Buyer’s Market in North Kohala for the foreseeable future.

The Kohala Coast is located on the west coast of the Big Island of Hawaii. The Big Island received its name as to not confuse it between the State of Hawaii and the Island of Hawaii. Kohala is split into two areas, North Kohala and South Kohala, with North Kohala covering the more rural northern end of the island.  South Kohala covers the major, world class resorts of Mauna Kea Resort, Mauna Lani Resort and Waikoloa Beach Resort, the small town of Waikoloa Village, located 6 miles inland from the resorts and Waimea, the beautiful town in the interior Waimea Valley. The number of single family homes sold in February 2017 in Kohala decreased dramatically from February 2016, with 27 homes selling in February 2016 down to just 17 homes this year. That decrease was mainly caused by the big drop in volume in North Kohala (from 23 homes sold to 12) as the volume in North Kohala actually had a slight uptick (from 4 homes up to 5). The number of condos sold year over year in February also saw a slight increase, rising from 14 units last year to 18 units this year.  

With February only being the second month of the year, the overall year-to-date volume is not yet a significant number, with just 40 homes being sold so far in 2017, as opposed to 49 homes being sold by this time last year.  As with the February monthly number, this overall decrease was due to the big drop in South Kohala sales volume. The South Kohala volume dropped from 39 homes in 2016 to 29 homes sold this year, while the number of single family homes in North Kohala increased again by 1 sale, from 10 homes sold by this time in 2016, to 11 homes this year. The number of condos sold year-to-date also was up, rising from 26 units sold last year, to 39 units sold in 2016.

Even with drop in sales volume of single family homes sold in February 2017 from February 2016 in both North and South Kohala, the change in median sales price saw healthy increases in all market segments. The median sale price in South Kohala rose from $550,000 in February 2016 to $606,500 in February of this year, while in North Kohala, the median sales price in February 2017 rose to $825,000 from $745,000 in February 2016. The condo market also experienced an exceptional price increase, with the February 2017 median sales price rising to $625,000 from $492,500 in February 2016.

This favorable rise in the monthly median sales price in all areas and sectors in February 2017 also translated to the year-to-date numbers. The median year-to-date sales price in the condo market rose an encouraging 14.48% from $397,450 in 2016 to $455,000 this year. Meanwhile, North Kohala saw an even larger change in the upward direction for its median sales price, increasing 27.68% from $442,500 in 2016 to $565,000, and the single family homes in South Kohala also had a significant increase, rising 26.58%, from $474,000 in 2016 to $600,000 this year.

Analysis:  Although the sales volume of single family homes is down year over year for February, the volume of condo sales is up. Combined with the increase in the price of the homes that are selling in all areas and market segments is a very encouraging sign for the year ahead. Although we are still in a Buyer’s Market, I still have guarded optimism as we head deeper into 2017.

The most expensive home currently on the market is located at 62-3692 Kiekiena Pl and is listed for $13,450,000, while the most expensive condo on the market is listed at $3,600,000 and is Unit 21 in the Villas at Mauna Kea. At the other end of the spectrum, the lowest priced home on the market is located at 62-3685 Leihulu Pl and is listed at $1,850,000. While the lowest priced condo currently on the market is listed at $775,000 and is Unit #I3 in Kumulani at the Uplands at Mauna Kea.

When it comes to sales in the 4th Quarter, the activity in the Mauna Kea Resort continues to be on the slow side. In the time from October 2016 through December 2016 there was only 1 home sold in the Mauna Lani Resort, and just 3 condos sold. Since only one home was sold in Q4, the most expensive home sold and the least expensive home sold were one and the same, and it is located at 62-4011 Moana Pikake Pl and sold for $1,400,000 from a list price of $1,595,000. The highest priced condo sold is located in Waiulaula at Mauna Kea, and sold for $1,700,000 from a list price of $1,925,000. The lowest priced condo to sell during the 4th Quarter sold for $750,000 from a list price of $777,000 and is located in Kumulani at The Uplands at Mauna Kea Resort, Unit #J1.

Analysis: The sales volume of homes and condos in Mauna Kea Resort has remainedvery slow for the past year in relation to amount of available inventory. It would take almost two years to sell the available inventory at the current pace of sales. For Buyers looking for luxury and vacation homes in the most prestigious resort on the Big Island, this is an ideal time to buy.
