The renowned Kohala Coast is divided into two distinct areas: North Kohala and South Kohala. North Kohala encompasses the island’s rural northern tip, featuring the charming towns of Hawi and Kapa’au, as well as the prestigious Kohala Ranch communities situated at its southern border.

South Kohala stretches just beyond Kohala Ranch and encompasses some of the island’s most prestigious destinations, including the world-class resorts of Mauna Kea, Mauna Lani, and Waikoloa Beach. This vibrant region also features Waikoloa Village, a charming community located just six miles inland from the coast, as well as Waimea, a picturesque town nestled in the lush Waimea Valley.

The Kohala Real Estate Overview showed several year-over-year changes in October. Single-family home sales declined slightly compared to last October, with 16 homes sold this year versus 18 in October 2024. Kohala Real Estate OverviewThis decrease occurred in South Kohala, where sales moved from 15 homes last year to 10 this October. North Kohala, meanwhile, saw an increase in activity, rising from 3 single-family home sales last October to 6 this year. Condominium sales saw a modest increase, with 15 units sold in October 2025 compared to 12 units in October 2024.

Year-to-date numbers reflect a higher overall level of single-family home sales across the region. Through October, 212 single-family homes have sold on the Kohala Coast, compared to 188 by this time last year. North Kohala rose from 51 year-to-date sales in 2024 to 61 this year, while South Kohala increased from 136 to 151. The year-to-date condo market saw a decrease, with 138 units sold so far in 2025 compared to 158 units by this point in 2024.

Kohala Market Year-to-dateMedian sales prices in October also shifted year over year. In North Kohala, the median single-family home price rose from $778,000 in October 2024 to $1,160,000 this October. South Kohala’s median single-family price increased from $879,000 last year to $972,500 this year. The condo market experienced a decrease in its October median price, moving from $1,147,500 in 2024 to $849,000 in 2025.

Year-to-date median prices showed a mix of increases and decreases. In North Kohala, the median single-family home price rose from $970,000 in 2024 to $1,034,000 this year. South Kohala’s year-to-date single-family median shifted from $1,050,000 to $980,000. The year-to-date median price for condos increased from $1,075,000 in 2024 to $1,162,500 in 2025.

Mauna Kea Analysis: The Kohala Real Estate Overview for October shows that although single-family home sales were lower this month compared to earlier in the year, the year-to-date totals for 2025 exceed those from 2024. In contrast, the condo market has seen consistently lower monthly sales throughout the year, resulting in year-to-date totals that trail last year’s pace. Median sales prices for single-family homes have fluctuated month to month in 2025, and the year-to-date median has reflected some downward pressure. Meanwhile, the condo market has experienced increases in both its monthly and year-to-date median sales prices.
