As of October 25th, there were eight single-family homes and thirteen condos available within the resort, with one home currently in escrow.
The highest-priced home on the market is an ocean-view estate in The Bluffs at Mauna Kea, listed at $26,500,000 and located at 62-3680 Kiekiena Place.
The highest-priced condo currently offered is Hapuna Residences #A31, listed at $11,000,000. On the more accessible side of the market, the lowest-priced single-family home is located at 62-3459 Aloalii Place in Mauna Kea Fairways North and is listed at $5,895,000, while the lowest-priced condo available is also in Hapuna Residences, #B23, listed at $2,295,000.
Historically, Mauna Kea’s single-family home market has been low in volume, and this past quarter followed that trend, with just one home selling in Q3.
That property, located at 62-3685 Leihuli Place in Mauna Kea Fairways South, sold for $10,250,000 from a list price of $10,500,000.
The condominium market was a little more active, with four units sold during the quarter. The highest-priced condo sale was Halia Hale at Kaunaoa #4A, which sold for $6,350,000 from a list price of $6,750,000, while the lowest-priced sale was Waiulaula at Mauna Kea #J101, closing at $2,695,000 from a list price of $2,825,000.
Although inventory remains limited, the combination of exceptional amenities, timeless architecture, and unmatched natural beauty makes this one of the most desirable resort communities on the Big Island.
Analysis: The Mauna Kea Resort Real Estate Update for Q3 shows us that both single-family home and condo sales have continued at a subdued pace throughout 2025. With limited inventory, this quieter level of activity is understandable. Fewer listings often reflect the enduring desirability of Mauna Kea properties.
For those considering selling their Mauna Kea home or exploring ownership opportunities within the resort, now is an ideal time to have a conversation about the market. I’m always happy to discuss current opportunities and help you navigate the Kohala Coast real estate landscape with confidence and local expertise.
