The North Kohala Real Estate Update is for the area at the northern tip of the Big Island; it is a region of sweeping beauty and rich character. As of September 1st, North Kohala had 15 homes on the market with 12 in escrow. In the land sector, there were 43 lots for sale and 5 in escrow. North Kohala HomeSince North Kohala has no condominiums, that segment remains untracked.

Current listings span a wide spectrum. At the top end, a Hawi estate at 56-102 Old Coast Guard Rd is offered at $7,490,000, while the most significant land listing is 63 oceanfront acres on Kailani Pl in Kohala Koa, priced at $28,000,000. On the more accessible side, the least expensive home is a Kapa’au property at 53-4224 Akoni Pule Hwy, listed at $449,950, and the most affordable land opportunity is a 3.07-acre parcel on Kanaloa Dr in Kohala Ranch, listed at $299,000.

Sales activity in Q2 (April–June 2025) moderated slightly, with 9 homes and 8 land parcels changing hands. The highest home sale was a Kamakani Loop home in Kohala Ranch, closing at its list price of $2,650,000. The priciest land sale was 20.40 acres on Lincoln Ave in Hawi, which sold for $1,340,000 against a $1,398,000 list price.

On the entry-level side, the lowest-priced home sale was a Kapa’au property on Akoni Pule Hwy, listed at $400,200 and closing above ask at $420,000. The most affordable land sale was a 3.26-acre lot on Lehiwa St in Kohala Ranch, which sold for $278,500, slightly under its $285,000 list price.

Analysis: Single-family home sales declined in Q2 following a sharp increase in Q1. Vacant land sales showed the opposite trend, rising from no activity in Q1 to a modest, though still below-average, number of transactions in Q2. Inventory levels for both homes and land have experienced minor quarter-to-quarter shifts but remain within a stable range.
