The Kohala Real Estate Update for July 2025 highlights the breathtaking region along the west coast of Hawaii’s Big Island. The renowned Kohala Coast is divided into two distinct areas:North Kohala North Kohala and South Kohala. North Kohala encompasses the island’s rural northern tip, featuring the charming towns of Hawi and Kapa’au, as well as the prestigious Kohala Ranch communities situated at its southern border.

South Kohala stretches just beyond Kohala Ranch and encompasses some of the island’s most prestigious destinations, including the world-class resorts of Mauna Kea, Mauna Lani, and Waikoloa Beach. This vibrant region also features Waikoloa Village, a charming community located just six miles inland from the coast, as well as Waimea, a picturesque town nestled in the lush Waimea Valley. The overall number of single-family homes sold in Kohala in July 2025 dipped slightly year-over-year, with 19 homes sold this July compared to 23 last July. Big Island StatsThis shift, however, played out differently between South and North Kohala. In South Kohala, sales slowed noticeably, declining from 18 single-family homes sold in July 2024 to just 12 in July 2025.

Meanwhile, North Kohala experienced a modest improvement, with home sales rising from 5 to 7 over the same period. The condominium market saw a positive trend, with sales increasing from 12 units sold in July 2024 to 15 units this July.

While the monthly single-family sales figures were mixed, the year-to-date totals tell a more optimistic story. A total of 152 single-family homes have sold across Kohala so far this year, Big Island Real Estateup from 144 at this point in 2024. North Kohala saw a slight increase in year-to-date sales, moving from 41 homes sold in 2024 to 43 this year, and South Kohala also saw growth, with 109 homes sold year-to-date compared to 103 last year. The condo market was the only segment to see a year-to-date decrease, dropping from 122 units sold in 2024 to 98 so far in 2025.

Despite the variations in sales activity, median sale prices moved downward across most categories. In North Kohala, the median sales price dropped from $850,000 in July 2024 to $785,000 this July. South Kohala saw a similar adjustment, Mauna Lani Resortwith the median price slightly decreasing from $1,145,000 to $1,162,000. The condo market experienced the most significant decline, with the July median price falling to $620,000 from $1,067,000 the previous year.

Year-to-date median sale prices for single-family homes also declined in both North and South Kohala. North Kohala’s median dipped 13.24%, from $1,950,000 in 2024 to $950,500 this year, while South Kohala’s median dropped 5.57%, from $1,059,000 to $999,990. The condo market was the exception, with the year-to-date median price climbing 8.14% from $1,075,000 to $1,162,500 this year.

Analysis: The Kohala Real Estate Market Update in July 2025 showed mixed results: single-family home sales dipped overall, with South Kohala slowing and North Kohala improving slightly. Condos saw stronger monthly sales but remained down year-to-date. Despite steady demand, evident in higher year-to-date single-family sales, median sale prices softened across most categories, except condos, which posted a year-to-date price increase. The market reflects steady activity but with buyers showing more price sensitivity.
