As of today (July 1st), the Waikoloa Beach Resort market is serving up some interesting summer numbers! Waikoloa Beach ResortThere are currently just two single-family homes available — and none in escrow. Meanwhile, the condo market is much more active, with 56 condos for sale and 3 units in escrow.

The most luxurious single-family home on the market right now is an absolute showstopper at 69-1077 Kolea Kai Circle in Kolea, listed for an impressive $12,995,000. On the more affordable end, the lowest-priced home is offered at $2,300,000, located at 69-9191 Ainamalu Street in Ainamalu at Waikoloa Beach.

Turning to condos, the highest-priced unit currently available is Unit #13C in Kolea Condo Villas, listed at $3,895,000 – a perfect choice for those looking for a resort-style luxury retreat.Waikoloa Beach Resort On the flip side, the most budget-friendly option is Unit #238 at The Shores at Waikoloa, listed at $715,000.

Looking back at the second quarter of 2025, only one single-family home sold in Waikoloa Beach Resort. That home, located at 69-1069 Kolea Kai Circle in Kolea, sold for $8,750,000 (down from its list price of $9,850,000).

As for condos, 8 units closed in Q2. The highest priced sale was Unit 8A in Halii Kai, which sold for $1,725,000 (originally listed at $1,799,000). The most affordable condo sale was Unit N22 in Fairway Villas at Waikoloa, which went for $725,000 – exactly at its list price.

Analysis: The Waikoloa Beach Resort Real Estate Update for Q2 reveals that the inventory of condos has increased dramatically over the last few quarters, while the sales volume has been steadily dropping over the same time period. In the single-family home market, the inventory and sales volume of continues to be very low.
