The number of single-family homes sold in Kohala in May 2025 decreased significantly compared to last May, with 12 homes selling in May this year, down from 22 homes sold in May 2024. This decrease in sales volume was felt in both North Kohala and South Kohala. The North Kohala total fell from 3 homes sold in May 2024 to 2 homes sold in May of this year, while the volume in South Kohala decreased from 19 homes selling last May to 10 homes this May. The number of condos sold year over year in May also experienced a substantial decrease, falling to 15 units this year from 26 units last May.
Although the monthly numbers were down, the year-to-date numbers were more of a mixed bag. There have been 112 single-family homes sold so far this year in Kohala, up from 107 homes sold by this time in 2024. North Kohala was one of the down markets, with 30 homes selling so far this year, down from 34 homes by this time in 2024. The South Kohala market saw an increase, with 81 homes selling so far this year, up from 73 homes sold in 2024. The number of condos sold year-to-date also experienced a decrease, falling from 101 units sold last year, to 72 units sold so far in 2025.
As with the year-to-date sales volume of single-family homes in Kohala, the monthly change in median sales price was also mostly down. The median sale price in North Kohala felt the biggest decrease, falling spectacularly from $2,400,000 in May 2024 to $645,000 in May of this year. This type of dramatic change can sometimes happen in a low sales volume environment. The median sale price drop in South Kohala was less dramatic, decreasing from $1,319,000 in May 2024 to $829,000 this May. The condo market saw the only increase, with the May 2025 median sales price rising to $1,725,000, from $1,245,000 in May 2024.
The changes to the year-to-date median sales price were mostly all positive. North Kohala experienced the only decrease, falling 18.79% from $1,197,500 in 2024 to $972,500 this year. The price of single-family homes in South Kohala barely stayed positive, rising just 1.04%, from $1,059,000 in 2024, to $1,070,000 this year. The condo market experienced the largest increase, with the median sale price rising 10.18%, from $1,095,000 in 2024 to $1,206,500 this year.
Analysis: The Kohala Real Estate Update for May reveals sales volumes declining across all markets year-over-year, while year-to-date performance varies by segment. Single-family home prices remain mixed with divergent trends across markets, but condos demonstrated consistent strength with median prices rising in both monthly and year-to-date comparisons.
