At the time of this writing (Feb 7th), Waikoloa Village had 21 single-family homes for sale, and 17 homes in escrow, with 9 condos for sale and 4 units in escrow. Of the homes for sale, Waikoloa Villagethe highest priced one is listed at $1,650,000 and is located at 68-1682 Kilakila St, while the highest priced condo currently on the market is listed at $599,000 and is Unit #1201 in Waikoloa Hills Condos.

At the other end of the spectrum, the lowest priced single-family home on the market is located at 68-3610 Haena St and is listed at $799,900. While the lowest priced condo currently on the market is listed at $425,000 and is Unit #308, in the Elima Lani Condos.

When it comes to sales in the 4th Quarter, the number of condos sold was surprisingly less than the number of single-family homes sold. In this time from October through December 2022 there wereElima Lani Condo 10 homes sold in Waikoloa Village, while 7 condos were sold. Of the homes sold, the highest priced one is located at 68-3544 Apua St, and sold for $1,395,000, from a list price of the same amount. The lowest priced home to sell during the 4th Quarter is a home located at 68-1743 Akaula St, that sold for $495,000, from a list price of $551,800 and the condo with the lowest sales price went for $310,000, from a list price of $325,000 and is Unit #I208 in the Fairway Terrace.

Analysis: The Waikoloa Village Real Estate Update for Q4 shows us that the sale of both single-family homes and condos have dropped drastically over the previous quarters of 2022. This drop in demand has caused the inventory to rise, but it still remains below historical norms.
