Waikoloa Village Market Update for Q4 is for the charming community located 6 miles inland from the west coast of the Big Island of Hawaii. At the time of this writing (Feb 20th), Waikoloa Village had 5 single-family homes for sale, with 28 homes in escrow and 9 condos for sale, with 18 condos in escrow. Of the homes for sale, the highest priced one is listed at $950,000 and is located at 68-1842 Pila Kai Pl., while the highest priced condo currently on the market is listed at $376,000 and is Unit #D102 in Waikoloa Villas.

At the other end of the spectrum, the lowest priced single-family home on the market is located at 68-1755 Alana Pl and is listed at $789,000. While the lowest priced condo currently on the market is listed at $275,500 and is Unit H102, in the Fairway Terrace community.

When it comes to sales in the 4th Quarter, the number of condos sold was surprisingly less than the number of single-family homes sold. In this time from October through December 2020 there were 34 homes sold in Waikoloa Village, while 29 condos Waikoloa Village Market Updatewere sold. Of those homes sold, the highest priced one is located at 68-1782 Lua Kula Pl, and sold for $905,000, from a list price of $925,000. While the most expensive condo sold for $515,000, from a list price of $525,000 and is Unit #19, in the Point at Waikoloa.

The lowest priced home to sell during the 4th Quarter was a home located at 68-3314 Paepae Pl, that sold for $334,000, from a list price of the same amount, and the condo with the lowest sales price went for $198,000, from a list price $205,000 and is Unit #AS1 in Waikoloa Village Condos.

Analysis: The Waikoloa Village Market Update for Q4 shows us that the low inventory environment that has gripped most Kohala Coast markets has also come to Waikoloa Village. The single digit number of condos and single-family homes for sale has not been seen in many years. The lack of available homes will eventually lead to lower sale volumes and higher prices in the months to come.
