Waikoloa Beach Resort Real estate UpdateAt the time of this writing (Jan 3rd), there were 2 single-family homes on the market in Waikoloa Beach Resort, and but none in escrow. In the condo arena there are currently 12 condos for sale in Waikoloa Beach Resort with 6 condos in escrow. Of the homes currently on the market, the highest priced one is listed at $22,000,000, and is located at 69-1033 Naupaka Kai Pl in the Naupaka community, while the one with the lowest price is located at 69-1519 Ainamalu St., in Ainamalu at Waikoloa Beach and is listed at $2,890,000.

The highest priced condo on the market is listed at $3,899,000 and is Unit #2F in Kolea Condo Villas, in the Kolea community. While at the other end of the spectrum, the lowest priced condo currently available in The Shores at Waikoloa, Unit #223 and is listed at $899,000.

Waikoloa Beach ResortIn the 4th quarter of 2021, there was just one single-family home sold in the Waikoloa Beach Resort. The home sold is located at 69-1531 Ainamalu St. and it sold for $2,000,000 from a list price of the same amount. Meanwhile, during this time from October through December, there were 13 condos sold. The highest priced of these is Unit 14H in Kolea Condo Villas, which sold for $1,825,000, from a list price of $1,890,000. While the condo with the lowest sales price went for $795,000, from a list price the same amount and is Unit #401 in The Waikoloa Colony Villas.

Analysis: The Waikoloa Beach Real Estate Update shows us that the inventory and sales volume of single-family homes has continued to be low. In the condo market, sales volume has fallen considerably since Q1, but has been steady over the last two quarters, while inventory has increased since Q1, but has also remained steady over the last two quarters.
