Waikoloa VillageAt the time of this writing (Aug 15th), there are 19 homes for sale and 14 homes in escrow in Waikoloa Village, while 25 condos are for sale and 6 in escrow. Of the homes for sale, the highest price one is currently listed at $985,000, and is located at 68-1782 Lua Kula Pl. The highest priced condo currently on the market is listed at $599,000 and is Unit 23 at the Pointe at Waikoloa. At the other end of the spectrum, the lowest priced home on the market is located at 68-1701 Puwalo St and is listed $450,000. While the lowest priced condo currently on the market is listed at $205,000 and is #AS1 in Waikoloa Village Condos.

When it comes to sales in the 2nd Quarter, the number of single-family homes sold in Waikoloa Village outpaced the number of condos sold. In this time frame from April 2020 through June 2020 there were 15 homes sold in Waikoloa Village Golf CourseWaikoloa Village, while 9 condos were sold. Of the homes sold, the highest priced one is located at 68-1872 Puu Nui St and sold for $1,100,000, from a list price of $1,188,888. The highest priced condo sold for $397,000, from a list price of the same amount and is Unit #H200 in Waikoloa Villas.

The lowest priced single-family home selling during the 2nd Quarter is a home located at 68-1767 Lahilahi Pl and it sold for $485,000, from a list price of $499,000, while the condo with the lowest sale price went for $176,000 from a list price $180,000, and is located in Fairway Terrace, Unit E103.

Analysis: Although the sales of single-family homes have slowed immensely since the start of the Covid pandemic, we still remain in a low inventory market in Waikoloa Village. The overall inventory of single-family homes is still hovering at about a 3-month supply. The condo inventory, however, has experienced both an increase in inventory and a drop in sales volume. This has more to do with the tightening of short-term vacation rental regulations then the Covid pandemic.
