At the time of this writing (May 26th), there were 21 single-family homes for sale in North Kohala, with 11 homes in escrow. There are also 57 land lots for sale, with 1 lot in escrow. There are no condos located in North Kohala.
Of the homes for sale in North Kohala, the highest priced one is listed at $7,490,000 and is located at 56-102 Old Coast Guard Rd in Hawi. For you bargain hunters, the lowest priced home on the market is located at 53-3988 Kii Pl in Kapa’au and is listed at $699,000.
In the land market segment, the highest priced acreage for sale in North Kohala is a 63-acre parcel located at 59-3010 Kailani Pl in Kohala Kai and is listed at a cool $28,000,000. At the other end of the spectrum, the lot with the lowest list price of $295,000, is located on Kanaloa Dr in Kohala Ranch and is 3.64 acres.
Sales of single-family homes rose significantly in Q1 compared to the last three quarters in North Kohala, with the Q1 time frame between January and March 2025 seeing 27 single-family homes sold. The highest priced of the homes sold is located at 56-153 Pualani Pl, in Puakea Bay Ranch and it sold for $5,750,000, from list price of $5,950,000.
The lowest priced home to sell in North Kohala went for $425,000 from a list price of the same amount. It is located at 53-460 Halaula Maulili Rd in Kapa’au. Surprisingly, there were no sales in Q1in the raw land market segment.
Analysis: The North Kohala Real Estate Update for Q1 reveals that the sales volume of single-family homes jumped substantially this quarter, while land sales have fallen to zero. Inventory levels of both single-family homes and raw land have increased slightly over the previous three quarters.
