The North Kohala Market Update for Q4 is for the beautiful tropical area located at the northern tip of the Big Island of Hawaii. It is home to the two small towns of Hawi and Kapa’au. Hawi is most famous for being the bicycle turnaround point for the annual Ironman World Championship held each October, and its charming downtown area contains many small shops, and restaurants, including the famous Bamboo Restaurant. The North Kohala Market Update Q4 shows us that at time of this writing (Mar 3rd), there were 20 single-family homes for sale North Kohalaand 20 homes in escrow in North Kohala, with 73 land lots on the market, with 19 in escrow. Since there are no condos located in North Kohala, we do not have statistics for that market segment. Of the homes for sale, the highest priced one is listed at $3,500,000, and is located at 59-240 Koaie Pl in Kohala Ranch.

The highest priced land lot on the market is the 457-acre, Honomakau Lot #4, it is listed at $14,800,000. At the other end of the spectrum, the lowest priced home on the market is located at 53-4185 Akoni Pule Hwy in Kapa’au, and is listed at the low price of $404,700, while the lowest priced land lot for sale is a 4.57-acre lot in Kohala Ranch and is listed at $169,000.

Sales in North Kohala rose sharply in the 4th Quarter after a slow Q3. In the Q4 time frame of October 1st through December 31st, there were 30 single-family homes sold in North Kohala, and 23 land lots. The highest priced home to sell is located at 56-3083 Pauakea Bay Dr, in the Paukea Bay Ranch community. It was listed at $6,590,000 and sold for $5,900,000.

North Kohala Market Update for Q4The highest priced land lot to sell went for $740,000 from a list price of $799,000 and is a 1/2-acre parcel in the Kohala Waterfront. The lowest priced home to sell in North Kohala is located at 53-4154 Akoni Pule Hwy in Kapa’au. It sold for $236,000 from a list price of $224,000. While the lowest priced land lot sold for $163,500 from a list price of $165,000. It is a 3-acre parcel at 59-392 Ka Nani Dr in Kohala Ranch.

Analysis: The North Kohala Market Update for Q4 shows that, like other markets on the Kohala Coast, North Kohala has quickly become a low inventory market. Sales of both single-family homes and land lots in North Kohala have rose sharply over the past two quarters. The land market, after many years in Buyer’s Market territory, has moved into a Balanced Market (5-6 months of inventory).
