Mauna Kea Resort Market Update for Q4 is for the beautiful 1,839-acre resort located on the West Coast of the Big Island of Hawaii. At the time of this writing (Feb 10th), there were 8 single-family homes and 3 condos for sale in the Mauna Kea Resort, with 2 homes and 4 condos in escrow. The highest priced of these homes is listed at $15,800,000 and is located at 62-3704 Kiekiena Place in The Bluffs at Mauna Kea, while the highest priced condo on the market is listed at $3,350,000 and can be found at The Villas at Mauna Kea #33.

At the other end of the spectrum, the lowest priced single-family home on the market in Mauna Kea Resort is Waiulaula At Mauna Kea #334 and is listed at $1,795,000. While the lowest priced condo currently for sale is listed at $1,090,000 and is in Kumulani at the Uplands at Mauna Kea, Unit #J3.

The Mauna Kea Market Report for Q4 showed that the sales volume of homes rose considerably in Q4, with 6 single-family Masuna Kea Resort Market Updatehomes, and 7 condos being sold during the time from October through December 2020. The highest priced single-family home to sell during this time is located at 62-3966 Lanikeha Pl and sold for $7,600,000 from a list price of $7,995,000. The highest priced condo to sell in Mauna Kea Resort went for $4,250,000, from a list price of $4,495,000 and is located at Halia Hale at Kaunaoa #6B.

The lowest priced single-family home in Mauna Kea Resort went for $1,795,000 from a list price of $1,895,000 and is located at 62-3997 Moani Pikake Ct in Moana Heights. While the lowest priced condo is Kumulani at the Uplands #B1 and sold for $860,000 from a list price of $899,000.

Analysis: After many quarters of low volume sales, the hot market of the Kohala Coast made its way into the Mauna Kea Resort. Condo sales in the last two quarters have been double that of previous quarters, lifting it into a Sellers’ Market. Single-family homes sales have also increased but the subsequent increase in inventory has kept that segment in a Balanced Market.
