The Mauna Kea Resort Market Update is for the beautiful 1,839-acre resort located on the West Coast of the Big Island of Hawaii. This Kohala Coast resort contains two world class hotels, the Mauna Kea Beach Hotel and the Westin Hapuna Beach Resort.  These hotels are located along some of the most pristine white sand beaches in all of Hawaii. At the time of this writing (May 1st), there were 6 single-family homes for sale and 1 home in escrow within the Mauna Kea Resort, while there are currently no condos for sale, and just one in escrow. Of the homes for sale, the highest priced one is listed at $15,800,000, and is located at 62-3704 Kiekiena Pl, in the Bluffs at Mauna Kea. The only condo on the market is now in escrow and listed at $3,350,000. It is Unit #33 in the Villas at Mauna Kea. At the other end of the spectrum, the lowest priced home on the market is located at 62-3572 Emoloa Way, in the Uplands at Mauna Kea and is listed at $3,795,000.

There were 2 single-family homes sold in the 1st Quarter of 2021. The condo market was considerably better, with 11 condos being sold during this same period. The highest priced home sold for $18,532,000 from a list price of $21,500,000 and is located at 62-3617 Kaunaoa Nui Pl, in the Kaunaoa Community. The lowest priced home sold is located at 62-3469 Lanikeha Mauna Kea ResortWay, in Mauna Kea Fairways North, and it sold for $3,600,000, from a list price of $3,900,000. The lowest priced condo to sell in Mauna Kea Resort during the 1st Quarter went for $1,030,000 from a list price of $1,090,000 and is Unit #J3, in Kumalani at Mauna Kea, while the highest priced condo sold for $1,975,000 from a list price of $1,995,000 and is Unit #345 at Waiulaula at Mauna Kea.

Analysis: Mauna Kea Resort has historically been a low inventory area, but the Mauna Kea Market Update show us that inventory levels in Q1 were way down even by these standards. The sales volume for single-family homes in the first quarter were within normal levels, condo sales were unusually high though, and have taken away all the remaining inventory.
