The Kohala Real Estate Update for September 2021 is for the beautiful area located on the west coast of the Big Island of Hawaii. The Big Island is called that to avoid the confusion between the State of Hawaii and the Island of Hawaii. Kohala is split into two areas, North Kohala and South Kohala, with North Kohala covering the more rural northern end of the island, Kohala Rea; Estatecontaining the historic small towns of Hawi and Kapa’au, as well as the Kohala Ranch communities.

South Kohala, which begins just south of Kohala Ranch, covers the major, world class resorts of Mauna Kea, Mauna Lani and Waikoloa Beach Resorts’, the small town of Waikoloa Village, located 6 miles inland from the resorts and Waimea, the beautiful town in the interior Waimea Valley. The number of single-family homes sold on the Kohala Coast in September 2021 decreased marginally over that of September 2020, with 31 homes selling this year, down from the 41 homes sold in September last year. That decrease was mainly due to the drop in sales volume in North Kohala, with sales decreasing from 10 homes last September to just 4 this September. South Kohala’s sales volume decreased from 31 homes to 27. The condo market moved spectacularly in the other direction, rising Kohala Coastfrom 18 units sold in September 2020 to 32 units this September.

Although the monthly sales volume had a small decrease on the Kohala Coast in September 2021 over last September, the year-to-date volume is well ahead of last year’s numbers, with 326 single-family homes selling this year, over the 245 homes sold in 2020. This increase was felt in all market segments, with the condo market experiencing the biggest increase, rising from 172 condos sold last year to 334 units in 2021. South Kohala’s increase went from 189 single-family homes sold in 2020 to 242 homes sold this year. The increase in single-family homes sold in North Kohala went from 56 homes sold last year to 83 homes sold in 2021.

Unlike the sales volume, the change in the September median sales price was up in all market segments. The median sale price in North Kohala and South Kohala both experienced increases, with North Kohala rising from $1,114,950 in September last Kohala Real estateyear to $1,231,000 in September 2021. The South Kohala median sales price rose from $790,000 in September 2020 to $865,000 this year. The condo market median sale price rose as well, from $545,000 in September 2020 to $780,000 this year.

The year-to-date median sales price also experienced impressive gains in all market segments. Single-family homes in North Kohala experienced the smallest increase, rising 10.27% from $822,500 in 2020 to $907,000 this year. While in South Kohala, single-family home prices rose 27.91% to $825,000 this year from $645,000 in 2020. The South Kohala condo market rose an impressive 26.15% from $598,000 last year to $755,000 in 2021.

Analysis: The Kohala Real Estate Update for September 2020 shows us that monthly sales in all segments remain strong and steady. The year-to-date sales numbers are surpassing 2020 numbers mainly because of the drop off during the early months of the pandemic. The price appreciation in all markets has also been quite amazing. With such low inventory levels, the competition for new listings continues to drive up prices.
