The number of single-family homes sold on the Kohala Coast saw a significant jump in March 2025 compared to the same month last year, rising from 17 sales in March 2024 to 32 this year. This growth was evident across both South and North Kohala. South Kohala recorded 17 single-family home sales, up from 13 the previous year, while North Kohala experienced an even sharper increase, with sales climbing from 4 to 15. In contrast, condo sales dipped year over year, dropping from 20 units in March 2024 to 14 this March.
So far in 2025, year-to-date single-family home sales on the Kohala Coast have risen noticeably, with 77 homes sold compared to 56 over the same period in 2024. This increase was reflected across both markets. In South Kohala, sales climbed from 34 to 50 homes, while North Kohala saw a more modest rise, from 22 to 27 homes sold. Meanwhile, the condo market saw a decline, with 37 units sold so far in 2025—down from 50 during the same time frame last year.
In March 2025, median sales prices on the Kohala Coast exhibited varied trends across different markets. Condo prices experienced a notable decline, dropping from $1,040,000 in March 2024 to $719,000 this year. Conversely, South Kohala saw a significant increase in median sales price, rising from $925,500 in March 2024 to $1,295,500 in March this year. North Kohala, however, experienced a decrease, with the median sales price falling from $812,500 in March 2024 to $760,000 this March.
While the monthly sales figures showed mixed results, the year-to-date median sales price across all markets has seen positive growth. In South Kohala’s condo market, the median price increased by 1.03%, rising from $1,035,000 in 2024 to $1,045,700 in 2025. The biggest jump came in the single-family home market in South Kohala, where the median price surged by 20.84%, from $1,007,500 in 2024 to $1,217,500 this year. North Kohala also saw a slight increase, with single-family home prices rising 1.83%, from $957,000 in 2024 to $975,000 in 2025.
Analysis: The Kohala Real Estate Update for March 2025 indicates a notable increase in single-family home sales compared to the previous six months, while condo sales experienced a decline. Despite some month-to-month volatility in median sales prices across different market segments, the year-to-date median sales price has remained positive throughout 2025 in all markets.
