The Kohala Coast in September 2020 has had a remarkable comeback in most market segments. The Kohala Coast is located on the west coast of the Big Island of Hawaii. It is called The Big Island to avoid the confusion between the State of Hawaii and the Island of Hawaii. Kohala is split into two areas, North Kohala and South Kohala, with North Kohala covering the more rural northern end of the island, containing the historic small towns of Hawi, Kapa’au, and the Kohala Ranch communities.

The number of single-family homes sold on the Kohala Coast in September 2020 increased significantly over that of September 2019, with 39 homes selling this year over the 21 homes sold in September last year. That increase was felt in both parts of Kohala with North Kohala’s sales volume increasing from 6 homes up to 8, and South Kohala’s increasing amazingly from 15 homes to 31. The condo market had a small decrease though, falling slightly from 19 units sold in September 2019 to 17 units this September.

Although the monthly sales volume had a large increase on the Kohala Coast in September 2020 over last year, the year-to-date volume has yet to catch up with last year’s numbers, with 243 homes selling this year, below the 255 homes sold in 2019. This decrease was felt in all market segments, except for North Kohala where the number of single-family homes increased slightly from 51 homes last year to 54 homes in 2020.

The decrease in year-to-date sales in the other markets segment was mainly due to the Covid-19 pandemic in the 2nd Quarter. South Kohala experienced a moderate decrease, with the number of single-family homes falling from 204 homes last year to 189 homes sold this year. As with the other market segments, the condo year-to-date volume also fell, dropping to 171 units this year from 237 units sold in 2019.

Big Island MaoUnlike the sales volume, the change in the September median sales price was up in almost all market segments. The median sale price in North Kohala and South Kohala experienced similar rises in median sales price, with North Kohala rising from $940,000 in September 2019 to $1,114,950 in September of this year. The South Kohala median sales price in September 2020 also saw an impressive increase, rising from $632,000 in September 2019 to $790,000 this year. The condo market saw the only drop, falling from $625,000 in September 2019 to $605,000 this year.

Other than North Kohala, the year-to-date median sales price experienced impressive gains. Single-family homes in North Kohala experienced the only decrease, falling a slight 1.12% from $900,000 in 2019 to $900,000 this year. While in South Kohala, single-family homes rose a moderate 8.59% to $645,000 this year from $594,000 in 2019. Kohala Coast statisticsThe South Kohala condo market had the biggest increase, rising an impressive 14.39% from $524,000 last year to $600,000 in 2020.

Analysis: The Kohala Coast in September 2020 saw the first month since the pandemic began where most of the monthly numbers surpassed their 2019 levels. If this level of sales volume continues, the year-to-date numbers might still beat the 2019 levels, despite the effects of the Covid-19 pandemic.
