At the time of this writing (Feb 1st), Waikoloa Village had 43 homes for sale, with 17 in escrow and 18 condos for sale, with 11 in escrow. Of the homes for sale, the highest priced one is listed at $798,000, and is located at 68-3553 Haia St., while the highest priced condo currently on the market is listed at $690,000 and is Unit #10 in The Pointe at Waikoloa. At the other end of the spectrum, the lowest priced home on the market is located at 68-1774 Mikohu Pl and is listed at the low price of $399,000. While the lowest priced condo currently on the market is listed at $165,000 and is Unit I202, located in Fairway Terrace.
When it comes to sales in the 4th Quarter, the number of homes sold surprisingly outpaced the number of condos sold. In this time from Oct 2017 through Dec 2017 there were 32 homes sold in Waikoloa Village, while 23 condos were sold. Of those homes sold, the highest priced one is located at 68-3752 Piki Pl, and sold for $750,000, from a list price of $769,000. While the most expensive condo sold for $370,000, from a list price of $374,000 and is Unit B215, located in the Waikoloa Fairways. The lowest priced home to sell during the 4th Quarter was a home located at 68-3668 Lahilahi St, that sold for $400,000, from a list price of the same amount, and the condo with the lowest sales price went for $150,779, from a list price of $143,100 and is in the Fairway Terrace, Unit L104.
Analysis: Sales in Waikoloa Village continue at a brisk pace. The inventory of homes and condos has continued to hover at a 4-month supply through the last two quarter of 2017. This puts Waikoloa Village firmly in a balanced market, edging ever closer to a Sellers’ Market.
