Waikoloa Village is a community located 6 miles inland from the west coast of the Big Island of Hawaii. At the time of this writing (Nov 3rd), there were 35 homes and 22 condos for sale in Waikoloa Village. Of the homes for sale, the most expensive one is the home located at 68-3521 Malina Street, and it is priced at $899,000, while the most expensive condo on the market is listed at $399,000 and is located at Waikoloa Villas Ph I & II, Apt G102. At the other end of the spectrum, the lowest priced home on the market is located at 68-3522 Kupunakane St and is listed at the low price of $331,341. While the lowest priced condo currently on the market is listed at $149,000 and is Unit E202 in the Fairway Terrace.
When it comes to sales in the 3rd Quarter, the number of homes sold was slightly higher than the number of condos sold. In the time from July 2016 through Sept 2016 there were 26 homes sold in Waikoloa Village, while 18 condos were sold. Of the homes sold, the most expensive is located at 68-3720 Lua Hoana Place and sold for $775,000, while the most expensive condo sold for $380,000 and is Apt A207 at The Waikoloa Villas Ph I & II. The lowest priced home to sell during the 3rd Quarter is a home located at 68-3608 Lahilahi St and had a sale price of $300,000, while the condo with the lowest sale price went for $133,000 and is located in, once again, the Fairway Terrace, Unit E203.
Analysis: The number of and homes condos sold in Waikoloa Village have remained relatively constant for the last two quarters, as has the number of homes for sale. The condo market, however, has seen a slight tightening of inventory. The single-family home market has, over the last two quarters, had 4 to 6 months of inventory available, while this quarter the condo inventory dipped slightly below 4 months inventory. Although this is a number to keep our eye one, I believe we are still in the equilibrium between a Buyer’s Market and a Seller’s Market.
