Waikoloa Village Real Estate Market Update Q2 2016

Waikoloa Village is a community located 6 miles inland from the west coast of the Big Island of Hawaii. This lovely community covers over 19 square miles and is a mixture of condominiums and single family homes.  Waikoloa Village offers its residents wonderful amenities such as an 18-hole golf course, a community swimming pool and tennis courts.

At the time of this writing (Sept 4th), there were 35 homes and 30 condos for sale in Waikoloa Village. Of the homes for sale, the most expensive one continues to be the home located at 68-1875 Malina Place, although its list price has been reduced from $1,100,000 to $995,000, while the most expensive condo on the market is listed at $425,000 and is located at the 17th Fairway Villas @ Waikoloa #16.  At the other end of the spectrum, the lowest priced home on the market is located at 68-3528 Makuahine St and is listed at the low price of $313,747. While the lowest priced condo currently on the market is listed at $149,000 and is Unit M103 in the Fairway Terrace.

When it comes to sales in the 2nd Quarter, the number of homes sold was only slightly higher than the number of condos sold. In the time from April 2016 through June 2016 there were 25 homes sold in Waikoloa Village, while 22 condos were sold. Of the homes sold, the most expensive is located at 68-1788 Niu Haohao Place and sold for $770,000, while the most expensive condo sold for $525,000 and is Unit #15 at The Pointe @ Waikoloa. The lowest priced home to sell during the 2nd Quarter was a home located at 68-3512 Makuahine St and had a sale price of $351,219, while the condo with the lowest sale price went for $140,000 and is located in, once again, Fairway Terrace, Unit M206.

Analysis: The number of condos sold in Waikoloa Village has remained relatively constant for the last three quarters while house sales saw a significant drop this quarter over last (37 homes sold to 25). This may be more of a seasonal adjustment as the number of homes on the market also fell. Overall, both the condo and house markets have consistently, over the last three quarters, had 4 to 6 months of inventory available, putting this market as close to equilibrium between a Buyer’s Market and a Seller’s Market as you can get.
