At the time of this writing (July 7th), there were 6 single-family homes on the market and 25 homes in escrow in the Waikoloa Beach Resort, while 56 condos were for sale and 9 were in escrow. Of the homes for sale in the Waikoloa Beach Resort, the highest priced one is a waterfront home listed at $5,995,000, located at 69-1037 Kolea Kai Circle, in the Kolea subdivision. The least expensive home on the market is located at 69-9229 Ainamalu St, in Waikoloa Beach Resort’s newest development, Ainamalu at Waikoloa Beach. It is listed at $899,000. In the condo market, the highest price condo currently available is listed at $2,375,000 and is Unit #4C in Kolea Condo Villas. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $370,000 and is Unit #223 in the Shores at Waikoloa Beach Resort.
In the 2nd Quarter of 2018, there were 5 single-family homes sold in the Waikoloa Beach Resort, although with 25 homes in escrow, that number will certainly rise in the months ahead. Of the homes sold, the highest priced one sold for $4,140,000, from a list price of $4,375,000 and is located at 69-1089 Kolea Kai., while the lowest priced one is located at 69-9208 Ainamalu St and sold for at $749,300 from a list price of the same amount.
In the condo market of Waikoloa Beach Resort, the Q2 time frame between April and June 2018 saw 20 condos sell. The highest priced of these was Unit 7C in Kolea Condo Villas and it sold for $2,190,000, from a list price of $2,390,000. While the condo with the lowest sales price went for $335,000, from a list price of $339,000. It is Unit 131, located in the Shores at Waikoloa Beach Resort.
Analysis: After a strong start in 2018 in terms of condo sales volume in Waikoloa Beach Resort, Q2 experienced a slowdown in condo sales, but remained steady in the single-family home market. With the number of single-homes currently in escrow, sales should be strong in the months ahead. It remains to be seen if the slowdown in condo sales is a minor aberration, or a trend.
