time of this writing (Oct 2nd), there were 13 homes and 68 condos for sale in
the Mauna Lani Resort. Of the homes for sale, the highest priced one is listed
at $18,950,000, and is located at 68-1029 Pauoa Way in the Pauoa Beach
subdivision, while the most expensive condo on the market is listed at $2,975,000
and is located in Mauna Lani Resorts newest development, the Residences at
Laulea, Unit #13-B1. At the other end of
the spectrum, the lowest priced home on the market is actually a listing of
Hawaii Luxury Real Estate. It is Ka Milo #219, located in Ka Milo at Mauna Lani,
and is listed at the great price of $1,499,000. On the condo side, the lowest
priced one currently on the market is listed at the $499,000. It is #D-21, in
the Palm Villas at Mauna Lani.
When it comes
to sales in 3rd Quarter, the number of condos sold was, as usual, quite higher
than the number of homes sold. In the Q3 time frame of July 2016 through
September 2016 there were 6 homes sold in the Mauna Lani Resort, while 16
condos were sold. Of the 6 homes that sold, the highest priced one is located
at Mauna Lani #10
and it sold for $2,900,000, from a listed price of $2,975. While the lowest
priced home to sell was Ka Milo at Mauna Lani #207. It sold for $1,530,000, from a
listed price of $1,624,500. The highest priced of the 16 condos sold in Q3 was
the Villages Mauna Lani #429, and had a
sale price of $1,700,000, from a listed
price of $1,845,000, while the condo with the lowest sales price went for $559,000,
from a listed price of $589,000 and is Unit #E22 in the Golf Villas at Mauna
Analysis: Sales of homes and condos in the
Mauna Lani Resort remains slow, but steady.
The volume of sales has not been enough to absorb the amount of homes on
the market at a reasonable pace, making for the continuation of a Buyer’s
Market. As we head into the busy selling season, and with the Federal Election
soon to be in the rear view mirror, there is hope that Buyers will have more
confidence in the market and sales will pick up.
