At the time of this writing (Aug. 29th), there were 12 homes for sale and none in escrow in the Mauna Kea Resort, with 5 condos for sale and 2 in escrow. Of the homes for sale, the highest priced one on the market has recently been reduced to $12,900,000, and is located at 62-3692 Kiekiena Pl, in the Bluffs at Mauna Kea subdivision, while the highest priced condo on the market is listed at $3,500,000 and is Unit #5B in the Halia Hale at Kaunoa community. At the other end of the spectrum, the lowest priced home for sale in Mauna Kea Resort is located at 62-3996 Moani Pikake Ct, in Moani Heights and is listed at $1,995,000, while the lowest priced condo on the market is priced at $1,199,000 and is Unit J202 in Waiulaula at Mauna Kea.
Sales volume has remined at a brisk pace in the Mauna Kea Resort, with 5 homes and 9 condos being sold in the 2nd Quarter of 2018. In this time from April 2018 through June 2018 the highest priced home sold is located at 62-3735 Kaunaoa Nui Rd, in the Kaunoa Subdivision and sold for $6,900,000 from a list price of $7,900,000. The lowest priced home sold for $2,150,000 from a list price of $2,195,000 and is located at 62-3998 Moani Pikake Ct, in Moani Heights. In the condo market, the highest priced condo to sell during the 2nd Quarter sold for $4,475,000 from a list price of $4,900,000 and is Unit #29 in the Villas at Mauna Kea Resort, while the lowest priced condo sold for $750,000 from a list price of $799,000 and is Unit #J4 at Kumulani at the Uplands at Mauna Kea.
Analysis: After a slow start to 2018, the sales volume in Q2 in the Mauna Kea Resort is back up to the 2017 levels. The inventory for condos has reduced to just a two-month supply, putting us firmly in a Sellers’ Market and single-family homes are residing in a balanced market, considered to be about a six months’ supply.
