At the time of this writing (Aug. 10th), there were 16 homes and 15 condos for sale in the Mauna Kea Resort. Of the homes for sale, the highest priced one on the market is listed at $13,450,000, and is located at 62-3692 Kiekiena Pl, in the Bluffs at Mauna Kea subdivision, while the highest priced condo on the market is listed at $4,900,000 and is Unit #29 in the Villas of Mauna Kea. At the other end of the spectrum, the lowest priced home on the market is located at 62-3998 Moani Pikake Pl, in The Uplands of Mauna Kea and is listed at $1,870,000. The lowest priced condo currently on the market is listed at $795,000 and is Unit J4 located in Kumulani at the Uplands at Mauna Kea.
Sales volume jumped significantly in the Mauna Kea Resort, with 5 homes and 4 condos being sold in the 2nd Quarter of 2017. In this time from April 2017 through June 2017 the highest priced home sold is located at 62-3916 Lanikeha Pl, in Mauna Kea Fairways North and sold for $5,900,000 from a list price of $6,850,000. The lowest priced home sold for $1,925,000 from a list price of $2,188,000 and is located at 62-3528 Mahiole Pl, in Mauna Kea Fairways South Resorts. In the condo market, the highest priced condo to sell during the 2nd Quarter went for $3,300,000 from a list price of $3,600,000 and is Unit #21 in the Villas at Mauna Kea Resort, while the lowest priced condo sold for $795,000 from a list price of $845,000 and is Unit #I3 at Kumulani at the Uplands at Mauna Kea.
Analysis: The 2nd Quarter sales volume of homes and condos in Mauna Kea Resort more than doubled over what sold in the 1st Quarter of 2017. This cut the inventory absorption rate down from two years to one, but with a market in equilibrium considered to be about six months; we still have a long way to go. For Buyers looking for luxury and vacation homes in the most prestigious resort on the Big Island, this continues to be an ideal time to buy.
