Mauna Kea Resort is a beautiful 1,839-acre resort located on the West Coast of the Big Island of Hawaii. At the time of this writing (May 1st), there were 2 single-family homes for sale and no homes in escrow within the Mauna Kea Resort, while 4 condos are for sale, also with none in escrow. Of the homes for sale, the highest priced one is listed at $9,995,000, and is located at 62-3692 Kiekiena Pl, in the Bluffs at Mauna Kea subdivision, while the highest priced condo on the market is listed at $3,350,000 and is Unit #33 in the Villas at Mauna Kea.
At the other end of the spectrum, the lowest priced home on the market is located at 62-3757 Kaunaoa Nui Rd, in the Kaunaoa Subdivision and is listed at $7,595,000. The lowest priced condo currently on the market is listed at $1,325,000 and is Unit N202 located in Waiulaula at Mauna Kea.
There were 3 single-family homes sold in the 1st Quarter of 2020. The condo market was slightly better, with 4 condos being sold during this same period. The highest priced home sold for $7,000,000 from a list price of $7,590,000 and is located at 62-3331 Ahuula Pl, in Mauna Kea Fairways South. The lowest priced home sold is located at 62-3638 Leihulu Pl, also in Mauna Kea Fairways South, and it sold for $2,850,000, from a list price of $3,295,000.
The lowest priced condo to sell in Mauna Kea resort during the 1st Quarter went for $945,000 from a list price of $999,000 and is Unit #I202, in Waiulaula at Mauna Kea, while the highest priced condo sold for $3,395,000 from a list price of the same amount, and is Unit #34 in The Villas at Mauna Kea.
Analysis: Mauna Kea Resort has historically been a low inventory area, but the inventory levels in Q1 were down even by these standards. The sales volume for both single-family homes and condos in the first quarter were within normal levels, but it remains to be seen how things will look in the coming months as we experienced unprecedented times.
