Mauna Kea Resort is a beautiful 1,839 acre resort located on the West Coast of the Big Island of Hawaii. This Kohala Coast resort contains two world class hotels, the Mauna Kea Beach Hotel and the Hapuna Beach Prince Hotel. These hotels are located along some of the most pristine white sand beaches in all of Hawaii. At the time of this writing (Feb 20th), there were 20 homes and 22 condos for sale in the Mauna Kea Resort. The most expensive home currently on the market is located at 62-3692 Kiekiena Pl and is listed for $13,450,000, while the most expensive condo on the market is listed at $3,600,000 and is Unit 21 in the Villas at Mauna Kea. At the other end of the spectrum, the lowest priced home on the market is located at 62-3685 Leihulu Pl and is listed at $1,850,000. While the lowest priced condo currently on the market is listed at $775,000 and is Unit #I3 in Kumulani at the Uplands at Mauna Kea.
When it comes to sales in the 4th Quarter, the activity in the Mauna Kea Resort continues to be on the slow side. In the time from October 2016 through December 2016 there was only 1 home sold in the Mauna Lani Resort, and just 3 condos sold. Since only one home was sold in Q4, the most expensive home sold and the least expensive home sold were one and the same, and it is located at 62-4011 Moana Pikake Pl and sold for $1,400,000 from a list price of $1,595,000. The highest priced condo sold is located in Waiulaula at Mauna Kea, and sold for $1,700,000 from a list price of $1,925,000. The lowest priced condo to sell during the 4th Quarter sold for $750,000 from a list price of $777,000 and is located in Kumulani at The Uplands at Mauna Kea Resort, Unit #J1.
Analysis: The sales volume of homes and condos in Mauna Kea Resort has remainedvery slow for the past year in relation to amount of available inventory. It would take almost two years to sell the available inventory at the current pace of sales.
