At the time of this writing (May 25th), there were 18 single-family homes for sale and Waikoloa Village14 homes in escrow in Waikoloa Village, while there were 23 condos for sale with 6 units in escrow. Of the homes for sale, the highest priced one on the market is listed at $799,000, and is located at 68-1823 Auhili St.


Of the condos on the market, the highest priced one is listed at $599,000 and is located at The Pointe at Waikoloa #23.  At the other end of the spectrum, the lowest priced home on the market is located at 68-1733 Akaula St and is listed at $479,000. While the lowest priced condo currently for sale is listed at $185,000 and is Unit M101 in Fairway Terrace.

Waikoloa Village
During the 1st Quarter, the time from January through March 2020, there were 38 single-family homes sold in Waikoloa Village, while 22 condos were sold. Of the homes sold, the highest priced one is located at 68-2189 Laakea St and sold at for $736,595, from a list price of $685,000. The highest priced condo sold for $395,000, from a list price of the same amount, and is Unit #A303 at Waikoloa Fairways.

The lowest priced home to sell during the 1st Quarter is located at 68-Makuakane St and sold for $315,615, from a list price of $353,500, while the condo with the lowest sale price went for $190,000 from a list price of the same amount, and is Unit #M202 in Fairway Terrace.

Waikoloa VillageAnalysis: The sale of single-family homes in Waikoloa Village spiked dramatically in Q1 over Q4 and even higher than what we experienced for all of 2019. Condo sales were less dramatic but still held their own over previous quarters. This increase in sales has dramatically reduced the inventory levels of single-family homes in Waikoloa Village. It remains to be seen how the Covid-19 pandemic will affect the market in the coming months.

The number of single-family homes sold in April 2020 in Kohala dropped noticeably Waikoloa Beach Resortover April last year, with 20 single-family homes selling this year, down from 30 homes selling in April 2019. The sales volume decrease was felt in all Kohala, with South Kohala decreasing by 7 homes (down from 23 homes to 16). The volume in North Kohala fell a little less, from 7 homes sold to just 4 homes. The number of South Kohala condos sold year over year in April experienced the biggest drop, falling from 40 units last year to just 10 units this April.  

The year-to-date sales volume in the Kohala single-family home markets still Puako Beachremained positive in 2020, despite the April drop-off, with 121 single-family homes being sold this year in Kohala, up from 94 homes sold by this time in 2019.  The sales volume of single-family homes in North Kohala increased slightly, from 17 homes sold in 2019, to 20 homes this year. South Kohala’s year-to-date volume also experienced an increase over last year, with 101 homes being sold this year, up from 77 homes in 2019. The number of condos sold year-to-date did not enjoy the same increase, with 89 units sold this year, down from 116 units sold in 2019.

While the volume of single-family homes sold in April 2020 was down compared to Kohala CoastApril 2019 in all market segments of Kohala, the change in median sales price was in the other direction. The median sale price in South Kohala had a noticeable increase, from $650,000 in April 2019 to $722,500 in April this year, while in North Kohala, the median sales price in April 2020 rose to $763,500 from $649,000 in April 2019. The condo market also saw their median price rise, increasing from $538,000 last year to $614,000 in April 2020.


The year-to-date numbers did not fare as well as the monthly numbers. North Big Island MapKohala’s year-to-date median sales price decreased 17.89%, from $1,023,000 in 2019 to $840,000 this year. The single-family home market in South Kohala saw a less dramatic decrease, from $628,000 in 2019 to $590,000 this year, a change of 5.98%. The condo market saw a surprising change in the other direction, with the year-to-date median sales price rising an amazing 21.53%, from $518,000 in 2019 to $629,500 this year.


Analysis
: Even though the monthly numbers were down, a strong first quarter was able to keep the year-to-date numbers positive. It remains to be seen how the economic headwinds of the pandemic will affect the market in the months to come.

Mauna Kea Resort is a beautiful 1,839 acre resort located on the West Coast of the Big Island of Hawaii. This Kohala Coast resort contains two world class hotels, the Mauna Kea Beach Hotel and the Hapuna Beach Prince Hotel.  These hotels are located along some of the most pristine white sand beaches in all of Hawaii. The luxurious homes located in Mauna Kea Resort are second to none, with everything from private oceanfront homes to condos with sweeping ocean views.  The Mauna Kea Resort also offers its resident’s access to two Championship Golf Courses, the Seaside Tennis Club, a Fitness Center, and the Mauna Kea Spa. Some of the many restaurants include Number 3, the Hua Tree Lanai, the Copper Terrace, Clambake and the Manta & Pavilion Wine Bar.

At the time of this writing, there were 14 homes and 25 condos for sale in the Mauna Kea Resort. As it was in Q3, the most expensive home on the market continues to be the one listed for $18,950,000, that located in the Bluffs at Mauna Kea subdivision, while the most expensive condo on the market is listed at $4,900,000 and is located in the Villas of Mauna Kea. At the other end of the spectrum, the lowest priced home on the market is located in The Uplands of Mauna Kea and is listed at $1,725,000. While the lowest priced condo currently on the market is listed at $825,000 and is located in Kumulani at the Uplands at Mauna Kea.

When it comes to sales in the 4th Quarter, the activity in the Mauna Kea Resort continues to be on the slow side. In the time from October 2015 through December 2015 there were 3 home sold in the Mauna Lani Resort, with only 1 condo being sold. Since only one condo was sold in Q4, the most expensive condo sold and the least expensive condo sold were one and the same, and it was located in Waiulaula at Mauna Kea Resort with a sales price of $975,000. The most expensive home sold was also located in Waiulaula Mauna Kea, and it had a sales price of $2,993,380. The lowest priced home to sell during the 4th Quarter sold for $1,875,000 and was located in Moani Heights at the Uplands at Mauna Kea Resort.

While the lowest priced condo currently on the market is listed at $149,000 and is located in Fairway Terrace.

When it comes to sales in the 4th Quarter, the number of homes sold outpaced the number of condos sold. In the time from Oct 2015 through Dec 2015 there were 30 homes sold in Waikoloa Village, while 20 condos were sold. Of those homes sold, the most expensive was located at 68-1706 Puwalu Place at the sales price of $736,000, while the most expensive condo sold for $280,000 and was located in the Waikoloa Villas Ph I & II. The lowest priced home to sell during the 4th Quarter was a home located at 68-3519 Iwikuamoo Dr that had a sales price of $265,000, while the condo with the lowest sales price went for $138,00 and was located in, once again, Fairway Terrace.

The number of single family homes sold in December 2015 in Kohala had a modest increase over December 2014, with 43 homes selling this December, up from 28 homes in December of last year. That increase did not happen in both parts of Kohala though, North Kohala dipped slightly from 7 homes sold down to 6, while South Kohala increased from 21 homes sold up to 28. The number of condos sold also had a year over year increase in December, going from 17 units in December 2014 to 22 units this December.   

As with the increase in the number of single family homes sold in December, the overall year-to-date volume also increased in 2015 over 2014, with 296 homes being sold in 2014 and 324 homes being sold this year. And again, that overall increase did not happen in both parts of Kohala. The number of single family homes in North Kohala decreased in 2015, dropping from 62 homes sold in 2014 to 45 homes sold this year. But South Kohala once again, picked up the slack, with the number of single family homes sold jumping from 234 homes in 2014 to 279 homes sold this year. The year-to-date number of condos sold in 2015 was 205 units, down from 218 units sold in 2014.

Along with the increase in the number of single family homes sold in December, the median sales price of Kohala homes also saw an increase.  In December 2015, the median sale price South Kohala homes reached $476,000, up from $455,000 in December of last year. The North Kohala median sales price also increased in December 2015, a significant increase in fact, jumping to $742,500 from $399,000 in December 2014. The condo market continued that trend, with the December 2015 median sales price increasing to $399,000 from $326,500 in December 2014.

Although the monthly median sales price statistics for December 2015 were all positive, the same could not be said for the year-to-date numbers. The North Kohala median sales price of single family homes had the largest increase, a whopping 18.31%, going from $532,000 in 2014 to $630,000 this year. South Kohala also had a healthy increase, rising 7.78%, from $450,000 in 2014 to $485,000 this year. The condo market did not fair so well though, with the median sales price dropping 3.17%, from $472,500 in 2014 to $457,500 this year.

Waikoloa Beach Resort is a beautiful resort located on the West Coast of the Big Island of Hawaii. This world famous Kohala Coast resort contains everything to make your Hawaiian experience complete. Waikoloa Beach Resort is home to the Hilton Waikoloa Village Hotel and the Waikoloa Beach Marriott Resort and Spa. There is great shopping at the Queen’s Marketplace or the King’s Shops, and great restaurants like Roy’s Waikoloa Bar & Grill, the Macaroni Grill and the Lava Lava Beach Club. Since there is only one home for sale in the Waikoloa Beach Resort, the most expensive and the least expensive home on the market is the same one. It is listed at $4,995,000, and is located on Kolea Kai Circle, in the Kolea subdivision. In the condo market, the highest price condo currently available is listed at $2,995,000 and is located in the Kolea Condo Villas, which is also part of the Kolea subdivision. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $300,000 and is located in the Shores at Waikoloa Beach Resort.

In the 4th Quarter of 2015, there was, once again, no homes sold in Waikoloa Beach Resort, but in this time frame between October and December, there were 18 condos sold, up from 7 sold in Q3. The most expensive of these was sold in the Hali’i Kai Resort at the sale price of $625,000, while the condo with the lowest sales price went for $320,000 and was located in the Shores at Waikoloa Beach Resort.

Of the homes for sale, the most expensive one is listed at $18,950,000, and is located in the Pauoa Beach subdivision, while the most expensive condo on the market is listed at $3,975,000 and is located in Mauna Lani Resorts newest development, the Residences at Laulea.  At the other end of the spectrum, the lowest priced home on the market is actually my listing located in Ka Milo at Mauna Lani, a great value at the low price $1,430,000. On the condo side,  the lowest priced one currently on the market is listed at $559,000 and is located in the Palm Villas at Mauna Lani.

When it comes to sales in the 4th Quarter, the number of condos sold was, as usual, quite higher than the number of homes sold. In the Q4 time frame of Oct 2015 through Dec 2015 there were just 2 homes sold in the Mauna Lani Resort, while 7 condos were sold. Of the 2 homes that sold, the most expensive was located in the 49 Black Sand Beach subdivision and sold for $5,975,000, while the lowest priced home to sell was a home located in Ka Milo at Mauna Lani that had a sales price of $2,030,000. The most expensive of the 7 seven condos sold was located in Mauna Lani Point and had a sale price of  $2,850,000, while the condo with the lowest sales price went for $541,00 and was located in the Fairways at Mauna Lani.

The number of single family homes sold in November 2015 in Kohala decreased slightly from November 2014, with 23 homes selling in November 2014 down to 22 homes in November 2015. That decrease happened only in South Kohala (from 21 homes down to 19), North Kohala had a very slight uptick in volume (from 2 homes up to 3). The number of condos sold also increased slightly year over year in November from 9 to 10 units.  


Although there was a slight decrease in the number of single family homes sold in November, the overall year-to-date volume has increase in 2015 over 2014, with 268 homes being by this time last year and 290 homes being sold this year. As with the monthly number, this overall increase did not happen in both parts of Kohala. The number of single family homes in North Kohala decreased from 55 homes sold by this time last year to 39 homes this year. South Kohala remained strong though, with the number of single family homes jumping from 213 homes last year to 251 homes sold this year. The number of condos sold year-to-date was also down, from 183 units sold this year, a surprising drop from 201 units sold in 2014.

Even though the number of single family homes sold in November 2015 from November 2014 in North and South Kohala was virtually stagnant, the change median sales price varied wildly between North and South Kohala. The median sale price in South Kohala increased a healthy $41,000 from $459,000 in November 2014 to $500,000 in November of this year, while in North Kohala the median sales price in November 2015 decreased a whopping $325,000 to $675,000 from $1,000,000 in November 2014. But with such a few number of homes selling, wide swings in sales price are to be expected. The condo market also experienced a dramatic price drop, with the November 2015 median sales price decreasing to $418,000 from $532,000 in November 2014.

Although the median sales price statistic was somewhat mixed in November 2015, the year-to-date numbers were all moving in the same direction, upward. Single family homes in South Kohala had the largest increase, percentage wise, increasing 8.00% from $450,000 in 2014 to $486,000. The single family homes in North Kohala had a slight increase of 0.83%, going from $605,000 in 2014 to $610,000 this year. The condo market did not fare so well, decreasing 3.16% from $475,000 in 2014 to $460,000 this year.

Mauna Kea Resort is a beautiful 1,839 acre resort located on the West Coast of the Big Island of Hawaii. This Kohala Coast resort contains two world class hotels, the Mauna Kea Beach Hotel and the Hapuna Beach Prince Hotel.  These hotels are located along some of the most pristine white sand beaches in all of Hawaii. Of the homes for sale, the most expensive one on the market is listed at $18,950,000, and is located in the Bluffs at Mauna Kea subdivision, while the most expensive condo on the market is listed at $4,900,000 and is located in the Villas of Mauna Kea. At the other end of the spectrum, the lowest priced home on the market is located in The Uplands of Mauna Kea and is listed at $1,450,000. While the lowest priced condo currently on the market is listed at $835,000 and is located in Kumulani at the Uplands at Mauna Kea.

When it comes to sales in the 3rd Quarter, the activity in the Mauna Kea Resort was slow, to say the least. In this time from July 2015 through Sept 2015 there was only 1 home sold in the Mauna Lani Resort, and only 2 condos were sold. Since only one home was sold, the most expensive home sold and the least expensive home sold were the same home, and it was located in Mauna Kea Fairways North and sold for $2,975,000. While the most expensive condo sold for $2,900,000 and was located in the Villas of Mauna Kea. The lowest priced condo to sell during the 3rd Quarter was a home located in Kumulani at the Uplands of Mauna Kea that had a sales price of $850,000.

Waikoloa Village is a community located 6 miles inland from the west coast of the Big Island of Hawaii. This lovely community covers over 19 square miles and is a mixture of condominiums and single family homes. When it comes to sales in the 3rd Quarter, the number of homes sold far outweighed the number of condos sold. In this time from July 2015 through Sept 2015 there were 34 homes sold in Waikoloa Village, while just 12 condos were sold. Of those homes sold, the most expensive was located at 68-1917 Puu Nui St and had a sales price of $749,000, while the most expensive condo sold for $277,000 and was located in the Pointe at Waikoloa. The lowest priced home to sell during the 3rd Quarter was a home located at 68-3551 Iwikuamoo Dr  and had a sales price of $270,000, while the condo with the lowest sales price went for $121,500 and was located in the Fairway Terrace.
