Waikoloa Beach Resort
At the time of this writing (July 7th), there were 4 single-family homes on the market and 10 homes in escrow in the Waikoloa Beach Resort, while 42 condos were for sale and 8 were in escrow. Of the homes for sale in the Waikoloa Beach Resort, the highest priced one is a waterfront home, newly listed at $15,950,000, located at 69-0008 Naukapa Place in the Naukapa community.


The least expensive home on the market is located at 69-9229 Anaole St, in Waikoloa Beach Resort’s newest development, Ainamalu at Waikoloa Beach. It is listed at $2,600,000. In the condo market, the highest price condo currently available is listed at The Shores at Waikoloa$1,390,000 and is Unit #12A in Kolea Condo Villas. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $360,000 and is Unit #137 in The Shores at Waikoloa Beach Resort.






In the 2nd Quarter of 2019, there were 5 single-family homes sold in the Waikoloa Beach Resort, and of the homes sold, the highest priced one sold for
$1,295,000, from a list price of the same amount. It is located at 69-1543 Anaole St, while the lowest priced one is located at 69-9227 Ainamalu St and sold for at $949,000, also from a list Halii kaiprice of the same amount. Both homes are in the new Ainamula at Waikoloa Beach development.

In the condo market of Waikoloa Beach Resort, the Q2 time frame between April and June 2019 saw 33 condos sell. The highest priced of these was Unit 13E in Kolea Condo Villas and it sold for $1,475,000, from a list price of $1,675,000. While the condo with the lowest sales price went for $320,000, from a list price of $380,000. It is Unit 103, located in The Shores at Waikoloa Beach Resort.

Analysis: After a pretty steady rate of condo sales throughout 2018, Q2 of 2019 experienced over a 50% surge in condo sales in the Waikoloa Beach Resort. This led to a small decrease in available condo inventory, but not to the point of causing an inventory shortage. With the sales rate of single-family homes remaining constant, it remains to be seen if this surge in condo sales will continue.  .

At the time of this writing (July 1rd), there were 15 single-family homes for sale and 1 Ka Milo at Mauna Lanihome in escrow within the Mauna Lani Resort, with 43 condos for sale and 7 in escrow. Of the single-family homes for sale, the highest priced one is listed at $8,500,000, and is located at 68-1026 Honokaope Pl in the 49 Black Sand community, while the highest priced condo on the market is in the Residences at Laulea, Unit 1B2R and is listed at $3,300,000
 
At the other end of the spectrum, the lowest priced single-family home on the market is at 68-1122 N Kaniku Dr #402, in Ka Milo at Mauna Lani and is listed at
$1,050,000. On the condo side, the lowest priced one currently listed is Unit #B-2 in Palm Villas at Mauna Lani and is priced at $519,000.

When it comes to sales in 2nd Quarter, the number of condos sold in Mauna Lani Mauna Lani Resort resort was, as usual, quite higher than the number of homes sold. In the Q2 time frame of April 2019 through June 2019 there were 6 homes sold in the Mauna Lani Resort, while 23 condos were sold. Of the 6 homes that sold, the highest priced one is located at 68-1051 Honokaope Pl in the 49 Black Sand community, and it sold for $2,850,000 from a list price of the same amount, while the lowest priced home to sell was 68-1122 N Kaniku Dr #309 in Ka Milo at Mauna Lani.

It sold for $1,650,000 from a list price of $1,695,000. The highest priced of the 23 condos sold in Q2 was
Mauna Lani Terrace A303, and it sold for $3,279,000 from a list price of  $3,379,000,  while the condo with the lowest sales price went for $510,000 from a list price of $519,000 and is Unit #I-2 in the Palm Villas at Mauna Lani.

Analysis: After two quarters of slowing sales and rising inventories, the Mauna Lani Resort market is back to the robust numbers we saw in early to mid-2018. It remains to be seen if this rebound is an aberration, or the beginning of a trend.

The number of single-family homes sold in May 2019 in Kohala increased Mauna Lani Resort significantly over last May, with 42 homes selling in May this year, up from 34 homes selling in May 2018. The increase in sales volume was felt in both in North and South Kohala, with the South Kohala total rising from 31 homes sold in May 2018 to 35 homes sold in May this year, while the volume in North Kohala increased from 3 homes sold last May to 7 homes this year. The number of condos sold year over year in May also had a slight increase this year, increasing to 30 units this year from 29 units last May.  

Mauna Lani pointDespite the overall monthly number increasing, the year-to-date volume was down in all markets except condos, with 135 single-family homes being sold this year, down from 145 homes being sold by this time in 2018.  The sales volume decrease in South Kohala was very slight, with the number dropping from 112 homes sold last year to 111 homes selling this year.

The North Kohala decrease was somewhat more significant, with 24 homes sold this year, down from 33 homes sold last year. The number of condos sold year-to-date also experienced a slight decrease, falling by 2 homes, from 145 units sold last year, to 143 units sold in 2019.

Waikoloa Beach ResortAlthough the monthly sales volume of single-family homes sold in May 2019 was up in all markets compared to May 2018 in Kohala, the change in median sales price was mixed. The median sale price in South Kohala was the only segment to see a decrease, falling from $575,000 in May 2018 to $570,000 in May of this year, while in North Kohala, the median sales price in May 2018 increased from $600,000 to $635,000 this year. The condo market also saw an increase, with the May 2019 median sales price rising to $530,000, from $505,000 in May 2018.

The changes to the year-to-date median sales prices mirrored the monthly numbers. The only segment to see a decrease was the single-family home market in South Kohala, which fell a slight 1.37%, from $622,000 in 2018, to $614,000 this year.

The median year-to-date sales price in the condo market went in the other direction, rising a moderate 4.21%, from $499,000 in 2018 to $520,000 this year. The North Kohala experienced the largest change for its year-to-date median sales price, increasing a healthy 10.96% from $853,000 in 2018 to $946,000 this year.

Analysis: The monthly sales volume of single-family homes as been mixed from month to month, but when you add it up, the year-to-date numbers are down. This slight decrease contrasts the condo year-to-date numbers, which have held steady. The median sales price numbers have also been very mixed, but overall, the single-family median home prices have decreased slightly, and the condo median price numbers have increased slightly. The overall market seems to be very indecisive at this point in the season.

North Kohala
North Kohala is the majestic area located at the northern tip of the Big Island of Hawaii and the home to the two small towns of Hawi and Kapa’au. Hawi is most famous for being the turnaround point for the bicycle portion of the annual Ironman World Championship held in October, and its charming downtown area contains many small shops, and restaurants, including the famous Bamboo Restaurant. Hawi is also the 2nd Office location of Hawaii Luxury Real Estate.

The other small town, Kapaa’u, also contains a small downtown area with assorted shops and cafes, and is home to the original King Kamehama I Statue.  A little farther south down the coast is where the gated, upscale communities of Kohala Ranch, Kohala By-the-Sea and Kohala Waterfront are located.

Hawi Farmers MarketNorth Kohala contains miles of pastoral, undeveloped land, as well as a variety of beautiful homes, from small starter homes to large estates, many with stunning ocean views. The southern end of North Kohala is where the gated communities of Kohala Ranch are located, containing many luxury homes with large lots, as well as many acreage lots where you can build your own Hawaiian dream home. The most alluring character of the Kohala Ranch area is that virtually every home and lot features panoramic ocean views.

At the time of this writing (May 25th), there were 54 single-family homes for sale in North Kohala, with 13 homes in escrow. There are also an amazing 128 land lots for North Kohalasale, with 10 lots in escrow.  There are no condos located in North Kohala, so statistics for that market segment do not exist.

Of the homes for sale in North Kohala, the highest priced one is listed at $3,700,000 and is located at 59-134 Kihi Kihi Pl, in the Kohala Waterfront community. For you bargain hunters, the lowest priced home on the market is located at 54-3745 Akoni Pule Hwy in Kapa’au, and it is listed by Hawaii Luxury Real Estate at the low price of $225,000.

Kohala CoastIn the land lot market segment, the highest priced lot currently for sale in North Kohala is an enormous 498 acres located on Lokai Rd in Kapa’au and it is listed at a cool $18,500,000. At the other end of the spectrum, there are two land lots with the lowest price. They are both listed at $159,000 and are both 3-acre lots located in Kohala Ranch.

Sales slowed slightly in North Kohala in the last half of 2018, and in the Q1 time frame of January through March 2019 that trend continued, with just 10 single-family homes being sold. The highest priced of the homes sold is located at 59-1086 Maluhi Pl, in Kohala Ranch and it sold for $2,330,000, from list price of $2,799,000. The North Kohalalowest priced home to sell in North Kohala went for $265,000 from a list price or $289,000. It is located at 54-2530 Kynnersley Rd in Kapa’au.

In the land market segment, there were 9 lots sold in Q1 of 2019 in North Kohala. The highest price lot sold for $675,000 from a list price of the same amount and is a 22-acre parcel located on Kynnersley Rd in Kapaau. The lowest priced lot to sell in Q1 is a ¼ acre lot located on Hawi Rd in Hawi, and it sold for $169,000 from a list price of $175,000.

Analysis: With inventory rising slightly and sales slowing slightly, the single-family home market in North Kohala seems to be heading back into a Buyers’ Market. And of course, if you are looking for some land in North Kohala, you have an abundance of inventory to choose from.

Halii KaiThe number of single-family homes sold in April 2019 in Kohala rose slightly over April last year, with 30 single-family homes selling in April this year, up from 28 homes selling in April 2018. The only actual sales volume increase to happen in Kohala was in South Kohala, where sales volume increased by just 2 homes (up from 21 homes to 23). The volume in North Kohala remained the same at 7 homes sold. The number of condos sold year over year in April also saw a small increase, rising from 35 units last year to 40 units this April.  

Unlike the monthly number, the year-to-date volume experienced a decrease in almost Mauna Lani Resort all market segments in 2019, with 93 single-family homes being sold overall this year in Kohala, down from 111 homes sold by this time in 2018.  The sales volume of single-family homes in North Kohala decreased significantly, from 30 homes sold in 2018, to 17 homes this year. South Kohala’s year-to-date volume also experienced a drop over last year, with 76 homes being sold this year, down from 81 homes in 2018. The number of condos sold year-to-date remained almost the same, with 115 units sold this, up from 114 units sold in 2018.

While the volume of single-family homes sold in April 2019 was up compared to April Kohala sunset2018 in both parts of Kohala, the change in median sales price varied from region to region. The median sale price in South Kohala had a small increase, from $600,000 in April 2018 to $650,000 in April this year, while in North Kohala, the median sales price in April 2019 fell a dramatic $280,425 to $1.062,000 from $1,342,425 in April 2018. This type of dramatic change in median price is quite common when dealing with such a low volume of sales. The condo market also saw their price move in the downward direction, with the median sales price falling slightly from $549,500 last year to $541,160 in April 2019.

As with the monthly numbers of the April median sales price, the year-to-date numbers Big Island Mapwere also somewhat mixed. North Kohala’s year-to-date median sales price increased an incredible 15%, from $889,000 in 2018 to $1,023,000 this year, again, this had more to do with the low number of sales in that area than a rapid increase in prices. The single-family home market in South Kohala saw a decrease, from $645,000 in 2018 to $628,000 this year, a change of 2.56%, while the median year-to-date sales price in the condo market experienced a small change in the other direction, rising 3.83%, from $497,000 in 2018 to $516,000 this year.

Analysis: As we head deeper into 2019, sales volume in all segments seems to be rebounding from the late 2018 slowdown. But the year-to-date median sales price seems to be moving in the other direction. So, with most of the markets on the Kohala Coast now in a Balanced Market, with a few, like Waikoloa Village, in a Sellers’ Market, it will be interesting to see how these conflicting stats of increasing sales and decreasing sales price will play out in the coming months.

At the time of this writing (May 10th), there were 32 single-family homes for sale and 22 homes in escrow in Waikoloa Village, while there were 14 condos for sale and 8 condos in escrow. Of the homes for sale, the highest price one on the market is listed at $789,000, and is located at 68-1854 Lina Poepoe St.

WAIKOLOA Village GolfOf the condos on the market, the highest priced one is listed at $630,000 and is located at The Pointe at Waikoloa #23.  At the other end of the spectrum, the lowest priced home on the market is located at 68-3600 Makuahine St and is listed at $379,000. While the lowest priced condo currently on the market is listed at $144,900 and is Unit AS1 in Waikoloa Village Condos.



In the 1st Quarter, the time from January 2019 through March 2019, there were 24 single-family homes sold in Waikoloa Village, while 30 condos were sold. Of the Waikoloa Villagehomes sold, the highest priced one is located at 68-3694 Kaulele Pl and sold at the sales price of $788,000, from a list price the same amount. The highest priced condo sold for $670,000, from a list price of $729,000, and is Unit #12 at The Point at Waikoloa.

The lowest priced home to sell during the 1st Quarter is located at 68-1695 Kieki Pl and sold for $419,000, from a list price of the same amount, while the condo with the lowest sale price went for $127,000 from a list price of $125,000, and is Unit #FS2in Waikoloa Village Condos.

Analysis: After a slowdown in Q4, sales volume in Waikoloa Village has rebounded back to the robust levels we experienced for most of 2018.  Even though inventory level increased slightly, the increase in sales volume has kept Waikoloa Village in the lower end of a balanced market, bucking the slowdown trend we are seeing in other areas.

Mauna Kea ResortAt the time of this writing (Apr. 20th), there were 10 single-family homes for sale and 3 homes in escrow within the Mauna Kea Resort, while 4 condos are for sale, with 2 in escrow. Of these homes for sale, the highest priced one is listed at $9,995,000, and is located at 62-3692 Kiekiena Pl, in the Bluffs at Mauna Kea subdivision, while the highest priced condo on the market is listed at $4,290,000 and is Unit #6B in the Halia Hale at Kaunaoa.


At the other end of the spectrum, the lowest priced home on the market is located at 62-3997 Moani Pikake Pl, in The Uplands of Mauna Kea and is listed at $1,975,000. The lowest priced condo currently on the market is listed at $919,000 and is Unit J3 located in Kumulani at The Uplands at Mauna Kea.

Sales continue to be slow in the Mauna Kea Resort, with no single-family homes sold Mauna Kea Resortbeing sold in the 1st Quarter of 2019. This low sales volume was a contrast to the condo market, with 6 condos being sold during this same period. The lowest priced condo to sell during the 1st Quarter went for $920,000 from a list price of $949,000 and is Unit #H2, in Kumulani at The Uplands at Mauna Kea., while the highest priced condo sold for $3,200,000 from a list price of $3,500,000 and is Unit #5B in Halia Hale at Kaunoa.



Analysis
: The 1st Quarter of 2019 marks the third quarter in a row where no single-family homes were sold in Mauna Kea Resort. That will change next quarter as there are currently 3 homes in escrow. The condo market had a small boost after two quarters with only 1 sale per quarter, with 6 condos selling in Q1. Even with the low inventory levels, the sluggish sales volume have kept Mauna Kea Resort in a Buyer’s market.

Kohala Coast
The Kohala Coast is the majestic area located on the west coast of the Big Island of Hawaii. The Big Island received this name as to differentiate it between the State of Hawaii and the Island of Hawaii. Kohala is split into two areas, North Kohala and South Kohala, with North Kohala covering the more rural, northern end of the island, including the historic towns of Hawi and Kapa’au, and the Kohala Ranch communities farther south.

South Kohala covers the major, world class resorts of Mauna Kea, Mauna Lani and Waikoloa Beach Resorts’, the small town of Waikoloa Village, located 6 miles inland from the resorts and Waimea, the beautiful town in the interior Waimea Valley. The number of single-family homes sold in Kohala in March 2019 decreased Kohala Ranchsubstantially over March 2018, with 24 single-family homes selling in March this year, down from 36 homes in March 2018. This decline in sales volume was felt in all market segments, with South Kohala seeing 19 single-family homes being sold this March down from 26 homes sold in March 2018, while the volume in North Kohala decreased from 10 homes in March 2018 to just 5 homes this year. The number of condos sold year over year in March also experienced a decrease this year, falling to 27 units this year from 35 units last March.  

As with the monthly number decrease, the year-to-date sales volume in Kohala is also Mauna Lani Resort experiencing a decrease in 2019, with 63 single-family homes being sold this year, down from 83 homes sold by this time in 2018.  This decrease was felt in all market segments, with the number of single-family homes in North Kohala decreasing by more than half, from 23 single-family homes sold last year, down to 10 homes this year. The South Kohala sales volume fell slightly, from 60 homes last year to 53 homes sold this year, while the number of condos sold year-to-date also saw a small decrease, falling from 79 units sold last year, to 75 units sold in 2019.

Mauna Lani Resort
As with the decrease in sales volume of single-family homes in March 2019, most of the markets experienced a decrease in the median sales price. The median sale price in North Kohala was the only segment to see an increase, rising an astounding $215,000, from $825,000 in March 2018 to $1,040,000 in March this year.

As I have stated in the past, this type of dramatic change in median sales price is quite common when dealing with a low sales volume environment, like North Kohala. In South Kohala, the median sales price in March 2019 fell from $654,000 in March 2018 to $627,000 this year. The condo market also saw a decrease, with the March 2019 median sales price dropping to $440,000 from $495,000 in March 2018.

The year-to-date median sales price changes in the different areas and sectors mirror Big Island Mapthe changes in the monthly March 2019 numbers. The year-to-date median sales price in the condo market fell 5.05% from $5495,000 in 2018 to $470,000 this year, while the of price single-family homes in South Kohala also experienced a decrease, moving down 9.33%, from $654,000 in 2018 to $593,000 this year. Meanwhile, North Kohala saw a change in the other direction for its year-to-date median sales price, increasing 7.28% from $755,000 in 2018 to $810,000 this year.

Analysis: The March 2019 numbers continue the recent trend of lower sales volumes and falling median sale prices. This trend is expected to continue, at least in the short term, due to the usual seasonal slowdown. It remains to be seen if it will continue beyond the short term.

Queens MarketplaceAt the time of this writing (Apr 5th), there were 3 single-family homes for sale and 16 homes in escrow within the Waikoloa Beach Resort, while there are 54 condos for sale with 14 in escrow. Most of the single-family homes currently in escrow are part of a new construction development called Ainamalu at Waikoloa Beach that has many homes under construction.

Of the homes currently on the market, the highest priced one is listed at $10,250,000, and is located at 69-1077 Kolea Kai Cir in the Kolea community, while the one with the lowest price is located at 69-9222 Ainamalu St. in the new development mentioned above and is listed at $1,075,000.

In the condo market, the highest price condo currently available is Unit #2C in the Kolea Condo Villas, which is in the Kolea subdivision and is listed at $1,999,000. Waikoloa Beach ResortWhile at the other end of the spectrum, the lowest priced condo currently on the market is listed at $349,000 and is Unit #231 in the Shores at Waikoloa Beach Resort.

In the 1st quarter of 2019, there were 5 single-family homes sold in the Waikoloa Beach Resort. The highest priced home sold for $1,213,103, from a list price of the same amount and is located at 69-9246 Ainamalu St, while the lowest priced one sold for $838,840, from a list price of $909,840 and is located at 69-9200 Ainamalu St, also in the new Ainamalu at Waikoloa Beach development.

Colony VillasIn the Q1 time frame between January and March, there were 20 condos sold in Waikoloa Beach Resort, which has been a pretty consistent number throughout 2018. The highest priced of these condos sold was Unit 2F in Kolea Condo Villas at the sale price of $1,648,000, from a list price of the same amount. While the condo with the lowest sales price went for $355,000, from a list price of $385,000. It is Unit 118, located in the Shores at Waikoloa Beach Resort.

Analysis: The sales volume and inventory levels of both condos and single-family homes in Waikoloa Beach Resort has remained pretty constant throughout 2018. A balanced market is considered to be at a six months’ worth of inventory level, and that is where the market has been for all of 2018 and into the first quarter of this year.
