At the time of this writing (Apr. 28th), there were 14 homes and 19 condos for sale in the Mauna Kea Resort. Of the homes for sale, the highest priced one on the market is listed at $15,900,000, and is located at 62-3966 Lanikeha Pl, in the Mauna Kea Fairways North subdivision, while the highest priced condo on the market is listed at $3,400,000 and is Unit #33 in the Villas of Mauna Kea. At the other end of the spectrum, the lowest priced home on the market is located at 62-3998 Moani Pikake Pl, in The Uplands of Mauna Kea and is listed at $1,870,000. The lowest priced condo currently on the market is listed at $875,000 and is Unit C1 located in Kumulani at the Uplands at Mauna Kea.
Sales continue to be slow but steady in the Mauna Kea Resort, with 2 homes and 2 condos being sold in the 1st Quarter of 2017. In this time from January 2017 through March 2017 the highest priced home sold was located at 62-3680 Kiekiena Pl, in The Bluffs at Mauna Kea and sold for 11,500,000 from a list price of $12,950,000. The lowest priced home sold for $2,800,000 from a list price of $2,985,412 and is Unit #415 at Waiulaula at Mauna Kea Resort, Mauna Kea Resorts new construction subdivision. In the condo market, the lowest priced condo to sell during the 1st Quarter went for $1,525,000 from a list price of $1,595,000 and is Unit #314, also located in Waiulaula at Mauna Kea Resort, while the highest priced condo sold for $2,450,000 from a list price of $2,595,000 and is Unit #36 at the Villas at Mauna Kea.
Analysis: The sales volume of homes and condos in Mauna Kea Resort continues to be slow but steady in relation to amount of available inventory. It would take almost two years to sell the available inventory at the current pace of sales and a market in equilibrium is considered to be about six months. For Buyers looking for luxury and vacation homes in the most prestigious resort on the Big Island, this continues to be an ideal time to buy.
