Waikoloa VillageAt the time of this writing (Oct 10th), there were 20 single-family homes for sale with 3 in escrow, and 13 condos for sale with 8 in escrow, in Waikoloa Village. Of the homes for sale, the highest priced one is located at 68-1891 Kawika Place, and is priced at $899,000, while the highest priced condo on the market is listed at $729,000 and is located at The Pointe at Waikoloa, Unit 12. 


At the other end of the spectrum, the lowest priced home on the market is located at 68-3630 Lahilahi St and is listed at the low price of $399,000. While the lowest priced condo currently on the market is listed at $189,000 and is Unit E205 in Fairway Terrace.

Waikoloa VillageWhen it comes to sales in the 3rd Quarter, the number of single-family homes sold was a quite a bit higher than the number of condos sold. In the time from July 2018 through September 2018 there were 36 single-family homes sold in Waikoloa Village, while 22 condos were sold. Of the homes sold, the highest priced one is located at 68-3907 Kaulele Pl and sold for $699,000, from a list price of $699,900, while the highest priced condo sold for $385,000 from a list price of $399,000 and is # A303 at Waikoloa Fairways.

The lowest priced single-family home to sell during the 3rd Quarter in Waikoloa Village is located at 68-3519 Iwikuamoo Dr and had a sale price of $285,000, from a list price of the same amount. In the condo market, the one with the lowest sale price went for $160,000 from a list price of the same amount, and it is located in, once again, in the Fairway Terrace, Unit E104.

Analysis: The sales volume of single-family homes and condos in Waikoloa VillageWaikoloa Village has remained fairly constant throughout 2018. Although the amount of inventory is substantially lower than it was in 2017, and we are now in a Sellers’ Market, the amount of inventory seems to be levelling off at these new lower levels. Whether that remains the same, or we enter into an even lower inventory market as we enter the winter selling season, remains to be seen.

At the time of this writing (Oct 2nd), there were 3 single-family homes for sale in Waikoloa Beach Resort and 24 homes in escrow. The high number of single-family homes in escrow is due to many of these homes being under construction in the new Ainamalu at Waikoloa Beach Development.



The highest priced of the single-homes on the market is priced at $5,995,000 and is located at 69-1037 Kolea Kai Cir, in Kolea, with the lowest price home located at 69-9227 Ainamalu St, in the new Ainamalu at Waikoloa Beach development, with a list price $899,000.

Waikoloa Beach Resort

In the condo market there are currently 48 condos for sale and 11 units in escrow in Waikoloa Beach Resort, with the highest price one listed at $1,950,000 and is Unit #14D in the Hali’I Kai community. While at the other end of the spectrum, the lowest priced condo on the market is listed at $439,000 and is Unit #F3 in Waikoloa Fairway Villas.


In the 3rd Quarter of 2018, there were just 2 single-family homes sold in the Waikoloa Halii KaiBeach Resort, with 24 homes in the new Ainamalu at Waikoloa Beach development in escrow and still under construction. The highest priced single-family home sold for $960,614 from a list price of the same amount, and is located at 69-9216 Ainamalu St, also in the Ainamalu at Waikoloa Beach development. The single-family home with the lowest selling price is also located in the Ainamalu at Waikoloa Beach development, at 69-9191 Ainamalu St and sold for $923,104, from a list price of the same amount.

Meanwhile, in this time frame between July and September 2018, there were 23 condos sold in Waikoloa Beach Resort. The highest priced of these is Unit #4F in Kolea Condo Villas that sold for $2,425,000, from a list price of $2,550,000. While the condo with the lowest sales price went for $360,000, from a list price of $370,000. It is Unit 223 located in the Shores at Waikoloa Beach Resort.

Waikoloa beach ResortAnalysis: Sales of condos in the Waikoloa Beach Resort have continued at a steady pace throughout 2018. With the amount of inventory available we continue to be in a balanced market in the condo market, as well as the single-family home market, although the choice for single-family homes is limited mostly to the Ainamalu at Waikoloa Beach development.

Waikoloa VillageWhen it comes to sales in the 2nd Quarter, the number of condos sold is, quarter by quarter, catching up to the number of homes sold. In this timeframe from April 2018 through June 2018 there were 41 homes sold in Waikoloa Village, while 29 condos were sold. Of the homes sold, the highest priced one is located at 68-1755 Auhili Pl and sold for $738,000, from a list price of $748,000. The highest priced condo sold for $640,000, from a list price of $665,000 and is Unit #10 in the Pointe at Waokoloa.

The lowest priced home selling during the 2nd Quarter is a home located at 68-1706 Hoona Pl and it sold for the low price of $393,000, from a list price of $381,600, while the condo with the lowest sale price went for $149,500 from a list price $149,500, and is located in, once again, Fairway Terrace, Unit E205.

Waikoloa VillageAnalysis: Sales in Waikoloa Village have accelerated to the blistering pace of about 41 homes per quarter. The overall inventory of homes has decreased to just 18 homes on the market, which is not even a two-month supply. Even with condo sales lagging behind homes sales, the number of condos available for sale is just 12 units, again, only about 2 months supply. These numbers reflect the fact that we are now firmly in a Sellers’ Market.

And the top spot in this year went to a beautiful ocean view unit located in Kolea.

Of the homes for sale in the Waikoloa Beach Resort, the highest priced one is a waterfront home listed at $5,995,000, located at 69-1037 Kolea Kai Circle, in the Kolea subdivision.


The least expensive home on the market is located at 69-9229 Ainamalu St, in Waikoloa Beach Resort’s newest development, Ainamalu at Waikoloa Beach. It is listed at $899,000. In the condo market, the highest price condo currently available is listed at $2,375,000 and is Unit #4C in Kolea Condo Villas. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $370,000 and is Unit #223 in the Shores at Waikoloa Beach Resort.

In the condo market of Waikoloa Beach Resort, the Q2 time frame between April and June 2018 saw 20 condos sell. The highest priced of these was Unit 7C in Kolea Condo Villas and it sold for $2,190,000, from a list price of $2,390,000. While the condo with the lowest sales price went for $335,000, from a list price of $339,000. It is Unit 131, located in the Shores at Waikoloa Beach Resort.

Waikoloa Beach ResortAnalysis: After a strong start in 2018 in terms of condo sales volume in Waikoloa Beach Resort, Q2 experienced a slowdown in condo sales, but remained steady in the single-family home market. With the number of single-homes currently in escrow, sales should be strong in the months ahead. It remains to be seen if the slowdown in condo sales is a minor aberration, or a trend.

Of the homes for sale, the highest price one on the market is listed at $725,000, and is located at 68-3553 Haia St.

Of the condos on the market, the highest priced one is listed at $399,000 and is located at Waikoloa Fairways #A303.  At the other end of the spectrum, the lowest priced home on the market is located at 68-3630 Lahilahi St and is listed at $412,000. While the lowest priced condo currently on the market is listed at $160,000 and is Unit E104 in Fairway Terrace.


In the 1st Quarter, the time from January 2018 through March 2018, there were 21 single-homes sold in Waikoloa Village, while 19 condos were sold. Of the homes sold, the highest priced one is located at 68-3684 Kamuela Pl and sold at the sales price of $694,000, from a list price of $725,000.

17th FairwaysThe highest priced condo sold for $430,000, from a list price of the same amount, and is Unit #15 at 17th Fairway Villas. The lowest priced home to sell during the 1st Quarter was a home located at 68-1805 Uala St that sold for $423,000, from a list price of $425,000, while the condo with the lowest sale price went for $155,000 from a list price of $159,000, and is located in, once again, Fairway Terrace, Unit I208.


Analysis:
Sales in Waikoloa Village have continued at a brisk pace for most of 2017. This has caused the inventory of available homes to be reduced to the point where we are down to just a 3 months’ supply. With a balanced market being at 5 to 6 months of inventory, the Waikoloa Village market has entered 2018 firmly in a sellers’ market.

At the time of this writing (Apr 10th), there were 6 single-family homes for sale and a The Shores at Waikoloawhopping 28 homes in escrow within the Waikoloa Beach Resort, while there are 55 condos for sale and 7 in escrow. Most of the single-family homes for sale are part of a new construction development called Ainamalu at Waikoloa Beach that has recently broken ground and has many new homes under construction. Of the homes currently on the market, the highest priced one is listed at $5,995,000, and is located at 69-1037 Kolea Kai Cir in Kolea, while the one with the lowest price is located at 69-9229 Ainamalu St. in the new development mentioned above and is listed at $899,000.

In the condo market, the highest price condo currently available is still Unit #4F in the Kolea Condo Villas, which is in the Kolea subdivision and is listed at $2,550,500. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $454,888 and is Unit #215 in the Shores at Waikoloa Beach Resort.

In the 1st Quarter of 2018, there were 4 single-family homes sold in the Waikoloa Beach Resort. The highest priced home sold for $979,245, from a list price of $999,000 and is located at 69-9215 Ainamalu St, while the lowest priced one sold for $772,750, from a list price of $749,000 and is located at 69-9191 Ainamalu St, also in the new Ainamalu at Waikoloa Beach development.


In the Q1 time frame between January and March, there were 31 condos sold in Waikoloa Beach Resort, almost double the number units sold in Q3 & Q4 of 2017. The highest priced of these condos sold was Unit 8E in Kolea Condo Villas at the sale price of $1,715,000, from a list price of $1,799,000. While the condo with the lowest sales price went for $351,000, from a list price of $363,000. It was Unit 318, located in the Shores at Waikoloa Beach Resort.

Analysis:
The sale of condos in Waikoloa Beach Resort was, as usual, substantially higher in Q1 than in Q4 and with the new construction in in full swing, single-family homes have also had a resurgence. A balanced market is considered to be at six months worth of inventory, and that is where the market has been for all of 2017 and into the first quarter of this year.

At the time of this writing (Feb 1st), Waikoloa Village had 43 homes for sale, with 17 Waikoloa Villagein escrow and 18 condos for sale, with 11 in escrow. Of the homes for sale, the highest priced one is listed at $798,000, and is located at 68-3553 Haia St., while the highest priced condo currently on the market is listed at $690,000 and is Unit #10 in The Pointe at Waikoloa.  At the other end of the spectrum, the lowest priced home on the market is located at 68-1774 Mikohu Pl and is listed at the low price of $399,000. While the lowest priced condo currently on the market is listed at $165,000 and is Unit I202, located in Fairway Terrace.

When it comes to sales in the 4th Quarter, the number of homes sold surprisingly outpaced the number of condos sold. In this time from Oct 2017 through Dec 2017 Waikoloa Villagethere were 32 homes sold in Waikoloa Village, while 23 condos were sold. Of those homes sold, the highest priced one is located at 68-3752 Piki Pl, and sold for $750,000, from a list price of $769,000. While the most expensive condo sold for $370,000, from a list price of $374,000 and is Unit B215, located in the Waikoloa Fairways.

The lowest priced home to sell during the 4th Quarter was a home located at 68-3668 Lahilahi St, that sold for $400,000, from a list price of the same amount, and the condo with the lowest sales price went for $150,779, from a list price of $143,100 and is in the Fairway Terrace, Unit L104.

Analysis: Sales in Waikoloa Village continue at a brisk pace.  The inventory of homes and condos has continued to hover at a 4-month supply through the last two quarter of 2017. This puts Waikoloa Village firmly in a balanced market, edging ever closer to a Sellers’ Market.

The Kohala Coast is located on the west coast of the Big Island of Hawaii. It is called the Big Island as to not confuse it between the State of Hawaii and the Island of Hawaii. Kohala is split into two areas, North Kohala and South Kohala, with North Kohala covering the more rural northern end of the island.

Mauna Lani ResortSouth Kohala covers the major, world class resorts of Mauna Kea Resort, Mauna Lani Resort and Waikoloa Beach Resort, the small town of Waikoloa Village, located 6 miles inland from the resorts and Waimea, the beautiful town in the interior Waimea Valley. The overall sales volume of single family homes in Kohala increased slightly in 2017 Mauna Lani Resortover 2016, with 306 homes being sold last year and 325 sold this year. This overall increase happened in both parts of Kohala, with the number of single family homes in North Kohala increasing from 57 homes sold last year to 67 sold this year and the number of single family homes in South Kohala sold increased from 249 homes in 2016 to 258 homes sold this year. The number of condos sold this year also increased, rising from 252 units sold in 2016, to an encouraging 275 units sold this year.

 

Mauna Kea ResortWhen it comes to the median sale price, single family homes in North Kohala were the only ones to see a decrease, dropping 9.86% from $710,000 in 2016 to $640,000 this year. The single-family homes in South Kohala had an impressive increase of 12.75%, going from $500,000 in 2016 to $563,750 this year. The condo market also did well price wise, increasing a modest 9.17% from $447,000 in 2016 to $488,000 this year.



Analysis: 
Other than the median sales price decrease in North Kohala, the Kohala Coast numbers saw an increase in all market segments. The increase in sales in 2017 Kohala Coasthas gradually “eaten” way at the available inventory to the point where we can now be considered to be in a balanced market, the equilibrium between a Buyer and Sellers’ Market (5-6 months of inventory).  Couple this with the increases in median sales price and 2017 adds up to a pretty good year in the Kohala Coast Real Estate Market. If the patterns remain the same, 2018 could be the beginning of a Sellers’ Market.
