The number of single-family homes sold in October 2018 on the Kohala CoastKohala Coast decreased substantially from last October, with 24 homes selling in October 2018, down from 31 homes last year. That decrease was felt in both South Kohala, with 19 single-family homes selling, down from 25, and North Kohala, with 5 homes selling, down from 6 homes. The condo market also experienced a decrease, dropping from 26 units sold in October 2017 to 17 units this October.  

Mauna Lani Resort


Although there was a decrease in sales volume in October 2018, the overall year-to-date sales volume on the Kohala Coast is up in all market segments in 2018, with 292 single-family homes being sold this year, up considerably from the 266 homes sold this time last year.



The number of single-family homes in North Kohala increased slightly from 53 homes sold by this time last year to 56 homes this year, and South Kohala saw even bigger gains, with the number of single-family homes rising from 213 homes last year to 236 homes sold this year. The number of condos sold year-to-date also enjoyed a healthy increase, up 22 units to 260 units sold this year from 238 units sold in 2017.

Mauna Kea ResortThe change in median price this October over last year was, however a mixed bag. The median sale price in North Kohala experienced a spectacular increase, rising from $835,000 in October 2017 to $1,169,000 in October of this year. This type of wild change in median sales price is quite common in a low sales volume environment such as North Kohala.



The South Kohala median sales price in October 2018 however, saw a slight decrease, dropping to $580,000 this year from $608,000 in October 2017. The condo market median sales price enjoyed the largest gains, rising from $381,000 in October 2017 to $508,000 this year.

Even with the mixed bag of numbers in October’s median sales price, all market Big IslAND Mapsegments experienced an increase in their year-to-date numbers. Single-family homes in North Kohala had the largest increase in their year-to-date median sales price, increasing a dramatic 26.92% from $650,000 in 2017 to $825,000 this year, while the single-family homes in South Kohala had a more modest increase of 5.31%, going from $565,000 in 2017 to $595,000 this year. The condo market also experienced a modest increase in its year-to-date median sales price, rising 8.19% from $482,000 in 2017 to $522,000 this year.

Analysis: The Kohala Coast real estate market continues to move upwards at a steady pace in all categories. With the brisk, steady sales throughout 2018, the excess inventory we had a few years ago is long gone, with us now firmly in a balanced market. Other than the wild fluctuations experienced in North Kohala, the median sales price on the Kohala Coast has experienced a steady 5% to 6% annual appreciation.

Ka MiloAt the time of this writing (Oct 1st), there were 14 single-family homes for sale and 3 homes in escrow in the Mauna Lani Resort, with 38 condos for sale and 7 in escrow. Of the single-family homes for sale, the highest priced one is listed at $7,690,000, and is located at 68-1052 Pauoa Way in the Pauoa Beach subdivision, while the highest priced condo on the market is listed at $2,265,000 and is unit #E202 in Mauna Lani Point. 

At the other end of the spectrum, the lowest priced single-family home on the market is located at 68-1122 N Kaniku Dr #349, in the Ka Milo at Mauna Lani development. It is listed at $1,475,000. On the condo side, the lowest priced unit currently on the market is listed at the $599,000. It is #1201, in the Fairways at Mauna Lani.

Mauna Lani Point
When it comes to sales in 3rd Quarter, the number of condos sold was, as usual, quite higher than the number of single-family homes sold. In the Q3 time frame of July 2018 through September 2018 there were just 2 single-family homes sold in the Mauna Lani Resort, while 21 condos were sold.



Of the 2 homes that sold, the highest priced one is located at 68-1122 N Kaniku Dr #323, also in Ka Milo, and it sold for $2,190,000, from a list price of $2,289,500. While the lowest priced single-family home to sell is located at 68-1025 N Kaniku Dr
#40, in the Villages at Mauna Lani community. It sold for $1,500,000, from a list price of $1,599,000.

Mauna Lani ResortThe highest priced of the 21 condos sold in Q3 was Mauna Lani Point #E203 and it had a sale price of $1,800,000, from a list price of $2,195,000, while the condo with the lowest sale price went for $460,000, from a list price of $495,000 and is Unit #E-21 in the Palm Villas
at Mauna Lani.

Analysis: The sales and inventory of condos and single-family homes in Mauna Lani Resort have remained at about a 5 to 6 months’ supply for the greater part of 2018. This puts us in a Balanced Market between buyers and sellers. Depending how sales go in the upcoming winter selling season will determine if we move into a low inventory market, or not.

Kulalani at Mauna LaniAt the time of this writing (July 3rd), there were 16 single-family homes for sale and 1 home in escrow in the Mauna Lani Resort, with 42 condos for sale and 11 in escrow. Of the single-family homes for sale, the highest priced one is listed at $18,000,000, and is located at 68-1015 Pauoa Way in the Pauoa Beach subdivision, while the most expensive condo on the market is in Mauna Lani Point, unit F106 and is listed at $1,944,000

At the other end of the spectrum, the lowest priced single-family home on the market is Ka Milo #207, located in Ka Milo at Mauna Lani and is listed at
$1,675,500. On the condo side, the lowest priced one currently listed is Unit # 2106 in Kulalani at Mauna Lani and is priced at $619,000.

Mauna Lani ResortWhen it comes to sales in 2nd Quarter, the number of condos sold was, as usual, quite higher than the number of homes sold. In the Q2 time frame of April 2018 through June 2018 there were 6 homes sold in the Mauna Lani Resort, while 25 condos were sold. Of the 6 homes that sold in Q2, the highest priced one is located at 68-1122 N Kaniku Dr #325 in the Ka Milo community, and it sold for $2,020,000 from a list price of $2,150,000, while the lowest priced home to sell was also in Ka Milo at Mauna Lani, Unit #337. It sold for $1,385,000 from a list price of $1,465,000.

The highest priced of the 25 condos sold in Q2 was
Residences at Laulea #4B2, and it sold for $3,128,750 from a list price of  $3,425,000,  while the condo with the lowest sales price went for $505,000 from a list price of $529,000 and is Unit #A3 in the Golf Villas at Mauna Lani.

Analysis: Although the inventory levels have remained fairly constant over the last Mauna Lani Resortfour quarters, sales in Q2 have stayed at the same brisk pace as in Q1. With a five to six month supply of inventory considered to be a balanced market, we are already in that range in both the single-family home and the condo markets. If the sales levels remain at this pace, we will be in a Sellers’ Market within the next few quareters.

Of the homes for sale, the highest priced one is listed at $7,690,000, and is located at 68-1052 Pauoa Way in the Pauoa Beach subdivision, while the highest priced condo on the market is listed at $3,100,000 and is in The Residences at Laulea, Unit 12B2.  At the other end of the spectrum, the lowest priced home on the market is Ka Milo #205, located in Ka Milo at Mauna Lani, and is listed at $1,465,000. On the condo side, the lowest priced one currently on the market is listed at $475,000. It is #D-21, in the Palm Villas at Mauna Lani.

When it comes to sales in 4th Quarter, the number of condos sold was, as usual, quite Villages at mauna Lanihigher than the number of homes sold. In the Q4 time frame of October 2017 through December 2017 there was only 1 home sold in the Mauna Lani Resort, while 16 condos were sold. Since there was only 1 home sold, the highest priced one and the lowest price one sold are the same house. It sold for $5,800,000, from a list price of $5,950,000 and is located at 68-1303 S Kaniku Dr, in the Cape at Mauna Lani. The highest priced of the 16 condos sold in Q4 was Unit H303, in the Mauna Lani Terrace, and had a sale price of $1,900,000, from a list price of the same amount, while the condo with the lowest sales price went for $505,000, from a list price of $519,000 and is Unit J3 in the Golf Villas.

Analysis: With the sales of homes and condos in the Mauna Lani Resort remaining slow and steady throughout 2017, the inventory of homes has been gradually reduced. Although we are still in a Buyers’ Market in Mauna Lani Resort, we are getting closer and closer to a balance market (5 – 6 months of inventory).

At the time of this writing (Oct 2nd), there were 17 homes and 44 condos for sale and Villages at Mauna Lani2 in escrow in the Mauna Lani Resort. Of the homes for sale, the highest priced one is listed at $7,690,000, and is located at 68-1052 Pauoa Way in the Pauoa Beach subdivision, while the most expensive condo on the market is listed at $3,155,000 and is located in Mauna Lani Resorts newest development, the Residences at Laulea, Unit #13B1.  At the other end of the spectrum, the lowest priced home on the market is a tie between two homes, both located in Ka Milo at Mauna Lani. They are Units 212 & 219, and are both listed at the price of $1,475,000. On the condo side, the lowest priced one currently on the market is listed at the $475,000. It is #D-21, in the Palm Villas at Mauna Lani.

When it comes to sales in 3rd Quarter, the number of condos sold was, as usual, quite Mauna Lani pointhigher than the number of homes sold. In the Q3 time frame of July 2017 through September 2017 there were just 3 homes sold in the Mauna Lani Resort, while 17 condos were sold. Of the 3 homes that sold, the highest priced one is also located at the Residences at Laulea, Unit #9A2, and it sold for $3,775,000, from a list price of the same amount. While the lowest priced home to sell was the Villages at Mauna Lani #722. It sold for $1,762,000, from a list price of $1,799,000. The highest priced of the 17 condos sold in Q3 was Na Hale at Pauoa Beach #5,  and had a sale price of  $3,325,000, from a list price of the same amount, while the condo with the lowest sales price went for $432,000, from a list price of $459,000 and is Unit #C-21 in the Palm Villas at Mauna Lani.

Analysis: Sales of single homes have remained slow in the Mauna Lani Resort but sales of condos have been a little better and steadier.  The volume of sales in the condo segment has been gradually reducing the amount of inventory to the point where we are on the verge of reaching a balanced market (6 month supply). The single family home segment continues to overwhelming be in a Buyer’s Market.

Of these homes for sale, the highest priced one is listed at $5,900,000, and is located at 68-1031 Ke Kailani Dr in the Ke Kailani subdivision, while the most expensive condo on the market is located in Mauna Lani Resorts newest development, the Residences at Laulea, Unit #5A2 and is listed at $4,400,000.  At the other end of the spectrum, the lowest priced home on the market is Ka Milo #219, located in Ka Milo at Mauna Lani and is listed at $1,475,500. On the condo side, the lowest priced one currently on the market is listed at the low price of $445,000 and is Unit # D-21, in the Palm Villas at Mauna Lani.

Of the 8 homes that sold in Q2, the highest priced one is located at 68-1046 Honokaope Wy in the 49 Black Sand community, and it sold for $10,500,000 from a list price of $11,700,000, while the lowest priced home to sell was Ka Milo at Mauna Lani Unit #337. It sold for $1,875,000 from a list price of $1,875,000. The highest priced of the 22 condos sold in Q2 was Residences at Laulea #10A2,  and it sold for $3,850,000 from a list price of  $3,850,000,  while the condo with the lowest sales price went for $445,000 from a list price of $480,000 and is Unit #C-22 in the Palm Villas at Mauna Lani.

Mauna Lani EntranceAnalysis: Although the inventory levels have remained fairly constant over the last four quarters, sales in Q2 have increased by over 30% in the condo market and nearly doubled in the single family home market. With a 5 to 6 month supply of inventory considered to be a balanced market, we are already there in the single family home market but we would need the sales level to remain at current levels for a number of quarters to get to that point in the condo market. At the time of this writing (Apr 3rd), there were 11 homes and 82 condos for sale in the Mauna Lani Resort. Of the homes for sale, the highest priced one is listed at $6,990,000, and is located at 68-1075 Pauoa Way in the Pauoa Beach subdivision, while the most expensive condo on the market is listed at $3,295,000 and is located at Na Hale at Pauoa Beach #3, also in the Pauoa Beach subdivision. At the other end of the spectrum, the lowest priced home on the market is Ka Milo #219, located in Ka Milo at Mauna Lani, listed at $1,475,000. On the condo side, the lowest priced one currently on the market is listed at $475,000. It is #D-21, in the Palm Villas at Mauna Lani.

When it comes to sales in the 1st Quarter, the number of condos sold was, as usual, quite higher than the number of homes sold. In the Q1 time frame of January 2017 through March 2017, there were 4 homes sold in the Mauna Lani Resort, while 15 condos were sold. The highest priced home to sell is located at 68-1042 Honokaope Way, in the 49 Black Sand subdivision, and it sold for $7,125,000, from a list price of $7,450,000.The lowest priced home sold for $1,775,000, from a list price of $1,850,000 and is located at 68-1122 N Kaniku Dr, #201, in Ka Milo at Mauna Lani.
The highest priced of the 15 condos sold was Mauna Lani Point #E304, and sold for $3,150,000, from a list price of $3,450,000.  While the condo with the lowest sales price was Kulalani at Mauna Lani # 1001, which sold for $598,000 from a list price of $598,000.

Analysis: Sales of single family homes in Mauna Lani Resort have remained consistent throughout 2016 and the beginning of 2017 at about 1 per month, with inventory also remaining consistent at 11 to 15 homes available. The sale of condos has remained consistent at 5 to 7 units per month for the same time period with inventory fluctuating between 68 to 86 units. This equates, in both markets, to about a one year supply of inventory, with a few small deviations. Since a market with a 4 to 6 month supply is considered to be in balance, the market in Mauna Lani Resort continues to favor the Buyer.

Of the homes for sale, the highest priced one is listed at $11,700,000, and is located at 68-1046 Honokaope Way in the 49 Black Sand subdivision, while the most expensive condo on the market is listed at $2,705,000 and is located in Mauna Lani Point, unit D204.  At the other end of the spectrum, the lowest priced home on the market is Ka Milo #219, located in Ka Milo at Mauna Lani, and is listed at $1,499,000. On the condo side, the lowest priced one currently on the market is listed at $498,000. It is #C-22, in the Palm Villas at Mauna Lani.

When it comes to sales in 4th Quarter, the number of condos sold was, as usual, quite higher than the number of homes sold. In the Q4 time frame of October 2016 through December 2016 there were only 3 homes sold in the Mauna Lani Resort, while 16 condos were sold. Of the 3 homes that sold, the highest priced one is located at 68-1042 Pauoa Way in the Pauoa Beach subdivision and it sold for $6,600,000, from a listed price of $6,900,000. While the lowest priced home to sell was at 68-1001 Papakonane Ct in the Mauna Lani Pont Estates. It sold for $2,125,000, from a listed price of $2,250,500. The highest priced of the 16 condos sold in Q4 was  Ka Milo #433, and had a sale price of  $1,150,000, from a list price of the same amount, while the condo with the lowest sales price went for $486,000, from a list price of the same amount and is Unit 1604 in the Fairway Villas at Mauna Lani.


Analysis:
Sales of homes and condos in the Mauna Lani Resort remains slow, but steady.  The volume of sales has not been enough to absorb the amount of homes on the market at a reasonable pace, making for the continuation of a Buyer’s Market.

The
Kohala Coast is located on the west coast of the Big Island of Hawaii. It is called the Big Island as to not confuse it between the State of Hawaii and the Island of Hawaii. Kohala is split into two areas, North Kohala and South Kohala, with North Kohala covering the more rural northern end of the island. South Kohala covers the major, world class resorts of Mauna Kea Resort, Mauna Lani Resort and Waikoloa Beach Resort, the small town of Waikoloa Village, located 6 miles inland from the resorts and Waimea, the beautiful town in the interior Waimea Valley.

The number of single family homes sold in Kohala in November 2016 remained the same as November 2015, with 23 homes selling in both November 2015 and 2016. But the change in sales volume was not the same in all parts of Kohala. In South Kohala, the volume decreased (from 20 homes down to 17), while North Kohala had an uptick in volume (from 3 homes up to 6). The number of condos sold also increased year over year in November from 10 to 19 units.  

 

Although the number of single family homes sold in November from year to year remained the same, the overall year-to-date volume actually decreased in 2016 over 2015, with 291 homes being by this time last year and 286 homes sold this year. This overall decrease did not happen in both parts of Kohala. As with the monthly number, the number of single family homes in North Kohala increased from 39 homes sold last year to 55 sold homes this year. South Kohala, however, saw the number of single family homes sold dropping from 252 homes last year to 233 homes sold this year. The number of condos sold year-to-date was a bright spot, rising from 183 units sold in 2015, to an encouraging 227 units sold this year.

 

Even though the volume of single family homes sold in November 2016 from November 2015 in Kohala was stagnant, the change in median sales price varied between North and South Kohala. The median sale price in South Kohala increased a healthy $40,500, from $509,000 in November 2015 to $550,000 in November of this year, while in North Kohala the median sales price in November 2016 decreased a whopping $150,000 to $525,000 from $675,000 in November 2015. But with such a few number of homes selling, wide swings in sales price are to be expected. The condo market also experienced a dramatic price drop, with the November 2016 median sales price decreasing to $230,000 from $418,000 in November 2015.

 

As with the monthly median sales price, the November 2016 year-to-date numbers were also a mixed bag. Single family homes in North Kohala had the largest increase, increasing 18.85% from $610,000 in 2015 to $725,000 this year. But again, with a low volume of homes selling, wide swings in sales price are to be cexpected. The single family homes in South Kohala had a slight increase of 2.36%, going from $487,000 in 2015 to $499,000 this year, while the condo market did not fare so well, decreasing 2.17% from $460,000 in 2015 to $450,000 this year.

 

Analysis:  With the monthly sales volume in November of single family homes remaining the same as last year and the year-to-date number decreasing, it is safe to say that single family home sales have stalled. The bright spot is the condo market, which saw increases in the monthly and year-to-date sales volume. But with this increase in volume also came a decrease in sales price.  The November numbers continue the “mixed bag” trend we have seen throughout 2016, little to no increase in sales volume or prices.
